I saw some mortgage guy sent me a ad saying he had a 580 program, I dont know of any that low, 1 investor I have seen at 600, the rest is norm 620+ Thanks

Melissa.... sure, there are some FHA programs down to that score, but the pricing is very high. It could take a good loan officer 2 to 6 months, to increase the credit scores to a 620. Even at 620, there is still a pricing hit, but it's only about a 1/4 of a point.
