Many of my fellow real estate associates have historically scoffed at my blogging efforts or ridiculed me for my involvement on social networks such as Facebook, proclaiming them to be a huge waste of time/energy. They view such activities as being in the same league as AOL Chat Rooms or playing Solitaire. They often suggest that I should focus my energy on more viable and proven marketing methods - like buying ad space in Homes & Land, or calling on canceled/expired listings.

Okay, so let's face it. Participating on social networks can appear to be a waste of time to those who don't understand their value. The can also be rather addictive. Many well-intended real estate professionals have joined the ranks of popular platforms such as ActiveRain, Facebook, Twitter, and others, only to be quickly derailed into spending inordinate amounts of time and energy with activities that bear little or no fruitful results to their business.using-social-media-effectively-in-your-business

Now more than ever, we need to carefully evaluate and discern the best investment of our time, especially when it comes to our social media marketing efforts. In addition, we need to develop effective SMO (Social Media Optimization) plans/schedules, and discipline ourselves to staying on task.

The most healthy approach to utilizing social media in your business is the realization that it is simply one more viable tool, among many, at your disposal. Engaging in social media is not the miracle 'purple pill' that will save your business from the woes of the current recession. It shouldn't replace your current marketing methods/efforts, but reinforce and supplement them.

Expanding Your Digital Footprint

Thank you for the post Rich.  I have been joining everything and need to narrow things down to a select few.  I understand AR now, but need to get a little more savvy as to where I should be in Facebook, LinkedIn and maybe one or two others.

Also, AR is addictive.  What am I doing reading blogs and commenting in the middle of the afternoon! Unfortunately, because I am bored with the regular stuff and it does not work like it used to.  Looking forward to all this SM paying off.

Great information Rich. I too have been scoffed at and I get the 'deer in the headlights' stare regularly here in my 'home town.' It is interesting to see a few light bulbs going off, but starting out now in AR AND social media is daunting as it takes so much time to figure things out, as well as find what works for you, personally. I use social media to a great extent, and love it. Twitter is a great place to LEARN. I'm also using Posterous every day. Thanks Rich.

It's true that other advertising works. 

I'm not claiming that online advertising of real estate services is the only or even the best.

I merely state that online advertising for our real estate services works well for me and brings me the business I want. 

Just because other types work, doesn't mean that they work as well for me for the way I want to do business. 

The Internet has been my only source of new business since 1995.  It works for me. 

I know agents who get virtually nothing from the Internet and use traditional methods.  That works for them.

Rich -This is a very interesting post and I have many, many people (including my wife) tell me I spend to much time on Activerain and other networks. I joined Activerain in Jan 1st of 2008 and with all the blogging and networking I have been doing since this time I have been called and contacted from people around the world wanting me to sell their Real Estate.

And google juice, well I think I might have to slow down some because my glass is full and the juice is flowing over!

Interesting....   Your comments and thoughts are good ones.  I am among those who wonder from time to time if all this is hype or of value.  The only thing I have ever had said to me regarding my presence on the Internet was from a corporate VP and CIO who said, "boy, my wife and I did not know you were so well known in the real estate industry and had such a presence on the Internet."  But they have yet to buy!!

So, I keep trying to do my activerain drip and bloging as you call it and will continue to do so.  We will see where it leads.  Thanks again.

I get that feedback from my peers as well.  I teach classes about building your online presence, social networking, blogging and others and it is amazing how surprised people are when they attend a class and find out you can actually make money doing this stuff!! :o)))  I have a listing appointment tomorrow morning that I set with a former high school friend on facebook IM last night!  Let em laugh...I'm making money off this stuff!!!

If people say things like that, our conversation is pretty much over...I'm not going to try to convince them against their will! I have had people say I'm crazy for the time I spend on social media...well, it's adding up to a lovely list of sales, referrals, and friends ...and I have loved every minute of it.

I didn't pay for (and gripe over) wasted postcards, newsprint or calendars. I just made friends, laughed, learned, and worked my business. I have time to stay home and cook, or take care of stuff the kids need...and I'm not sweating on prospecting and marketing.

In fact, I was able to switch to a completely new company because I am saving so much on advertising costs by using the power of blogging here and the tools I have learned about HERE on Active Rain.

I mix it up when it comes to marketing, but by far my favorite type is via the internet!  I started to get involved with Mafia Wars myself, but it looked like it could turn into a serious gaming addiction!!!!  So I stay away from most of the games, but try to interact with people online as much as possible.  It's so great to be here in the rain and build relationships - this is where it all started for me and where I always come back to!!!

I have had an older agent ask me in a very teasing way if I ever got anything out of that expensive website.  I told her that I had some leads and have closed sales as a result of the site.  She doesn't know that I am blogging or may not even know what blogging is, so I know she would probably snicker about that too.  She depends on floor duty.  We'll see where our efforts take us!

I was not a believer and now am and have seen the results firsthand. It is imperative too I think to work the time to utilize the tools into your regular routine. I can definitely tell when my Internet time has been slacking and when I am back at it.... It's a tough balance sometimes - it can be. I do use facebook but have not utilized it to its best extent yet either. I don't have time for mafia wars but check in regularly and someday will work on learning more about Facebook and the advantages of it too.One step at a time and Consistency.

Blogging / social media is only one way to attract clients.  Print advertising, face-to-face networking, referrals and calling are some other ways.  You cannot attract clients who don't use your chosen method of advertising.  However, your chosen method(s) may bring enough business for you to handle.

Hi Rich. I cannot imagine a business plan that does not include digital social networking. However many agents in my area don't utilize it and harness its power.

 

ActiveRain is a very powerful tool. Customers log on. They search online which is convenient. Can't beat social media though I still send out Just Listed/Just Solds cards.

As a virtual assistant providing social networking services to real estate agents, the most difficult aspect I have encountered this past year has been to convince people that although I can do the set up and the maintenance, blogging and article writing, I need their input! I can do all the back-end stuff to make sure they are only tweeting the right peope, for example, or uploading articles pertaining to their market, but they need to spend some time with me on Mondays going over their businesses for the week.

It seems that since Twitter and Facebook are so much a part of our lexicon these days, many investors and agents are contacting me to help them with their social networking packages but then seem to feel that is ALL they have to do.

I put in my contract that we need to discuss topics and promote their programs and ideas together.  I explain that folks want to get to know 'them' through the social sites and I can't do that alone, providing only generic information. 

Those who understand that social networking, as you say, should supplement regular marketing and tie in together with all the flyers and the promotions are the most successful. 

But jumping on the social networking bandwagon to add a twitter link to a business card is really not what this is all about.  I'm seeing this a lot more.

Thank you for your post about social networking. It was well thought out and well written. As a professional home inspector in north Texas, when I am not performing an inspection for a client, I am working on my business development and marketing plan. Like the common or traditional forms of marketing, SN has become high on my list of effective marketing strategies.

I don't see social networking any less important to my marketing efforts that visiting real estate offices and passing out business cards and brochures. To date, the high cost of driving is no match for the effectiveness of social networking on the internet and continuous development of an online presence.

I use FaceBook mainly for family and friends - have gotten to know many, many of my relatives across the country that I have never met or gotten to know and re-connected with many childhood friends - very important to me now that I am over 50.  However, I have a Twitter account, belong to Active Rain, Real Town, Linkedin, Plaxo mainly for my business.  One day I may have another business account for FB, but for now am enjoying it as strictly personal and I don't do Mafia Wars but do enjoy Word Whomp and Bedazzled!  I must admit that I am still a bit green at understanding how to use all of these forums effectively but am sure I will learn with time and can see the benefits of being able to instantaneously market yourself.

I don't watch TV so I justify my time spent on AR and Facebook.  My TV career ended when AOL rolled out chat rooms sometime in the mid 90s and they didn't have unlimited minutes to their plan :-)~

I also have click OCD and when I am faxing or scanning an offer (can take up to an hour depending on what type of fossilized fax service the agent has on the other end) so I play on AR because I can't print or copy while that is going on.  That's justified now.

My husband encourages me to spend time here by "shaking my money maker" because he knows it helps our bank account.  Justification #3.

Hi Rich - I just used "Don't Underestimate The Rain" as a sub-header in a post I wrote this morning. I think a key element with any social networking or blogging site is to have a defined plan and purpose. Without it, we can easily spend hours reading, browsing, wandering ... and may even inadvertently get caught up in a Mafia War or be the target of a flying sheep!

I am always amazed at how inteligent professional people can dismiss the power of the digital age. Yes, Farmville, YoVille and Mafia Ville can seem a bit well, sophmoric they are fun and useful tools. You connect with people with each app. hello, networking is networkng. We have recieved a lot of feedback and leads due to online Social Networking Sites. It is not a waste of Time, It is a Fear of the Unknown. I have found on Facebook if you get the right balance of information out there you can produce from it. Just dont get caught up in the apps and forget to remind people what you do. :-) Blog Today for a Sale Tomorrow. Excellent Post Rich.

Regardless of which social networking site I spend time on or post blogs to, the exposure social media has given me has brought me agent referrals I had never received before. I just got a call from an agent yesterday who found me as a result of this. I am currently working with 3 buyers that are sm referrals.

I spend only a certain amount of time on each SN site. My favorite question is: Are you a Dinosaur? If not, you better move before you too become extinct! I am okay with others in area not blogging as it gives me the google juice.

Hi Rich,

Thanks! I will subscribe to your blog and add you as associate, so I can learn more. I just started my outside blog. I thought the domain was catchy and so did Joel in AR who helped me to set it up. Still a work in progress, but I will get there eventually. We will see what I can come up with. ;-)

Mmmm.....crab meat. My husband is allergic to shellfish. That's a shame. My kids and I eat it secretly. Kidding.

I was in a RE class last week where the instructor said ActiveRain's membership is only RE agents.  He did not say don't  use ActiveRain but he obviously is clueless about Localism. He is not a big proponent of social media, thinks it takes a lot of time but was saying using it if you've got it.   

I had vowed to grit my teeth before the class. 

The class was on techniology, lead capture.
