Showed 10 homes today in Las Vegas with intention to write offers for 2 clients. My record has been in this multiple offer market (seller's market) it takes 8 offers submitted to have 1 accepted. Verbal acceptance does not count. One of my clients submitted an offer with a verbal acceptance from Listing Agent. Waited for written contract signed by seller before scheduling inspection. This is a must or otherwise my buyer will be out of pocket $300 for the home inspection they didn't need. Listing Agent accepted a cash offer instead of our conventional loan. Three days later, cash buyer canceled and walked way. My buyer now has an acceptance on the home in Las Vegas. In this market patience is a key attribute to be successful. Many homes selling in Las Vegas will fall out of escrow and be back on the market. Buyers ae buying one house thus keeping trying. Hard work and persistence will trump experience and talent!

Advice of the day: Keep a list of MLS numbers of all homes where we submit offers. Check on these homes every 3 or 4 days. Any properties in contingent status may be back to active status for us to resubmit offers. Be proactive and not trust the other agent will call us back even if they say they will.

Sounds like your market has really turned around. I also saw a story on our local news about the market changes in your area.

? for you, are these multiple offers on short sales? If not, what happens if you get 2 accepted with 8 written? Or you're not writing 8 offers at the same time for one buyer, correct?

Hello Lynda,

It's a seller's market in Las Vegas regardless of what the public is hearing. Seller market indicates inventory level to be below 5 months. We are seeing that here in Las Vegas. There are multiple offers on short sales too. It depends on the listing agent if multiple offers will be presented to the seller. Agents looking to build relationships with other agents will not accept multiple offers. We will take a solid good offer and put the house in contingent status right away giving the buyer the assurance of working with one person. Otherwise the multiple offer situation is no different from bank owned homes. If 2 offer are accepted at the same time then the buyer must decide 1st choice and 2nd choice. Fortunately or unfortunately this hasn't happened. My 8 offers are not written at the same time. It's over a month period.

Hi Shall-Ching-

Good idea being proactive and watching listings that have accepted offers that you clients are interested in.  I hope you have this watching automated...maybe via your MLS system.  In our MLS system, we could setup an automated serach that would send you an email when the status of a listing changed, (ie from PENDING to ACTIVE).
