There 's talk that Open Houses don't sell houses.
Well, I've sold houses from holding Open Houses. Not many, granted but it does happen.
Are you willing to take the chance that your Seller's home is not one of the 1% that sell from an Open House?
In this Real Estate market, I would think that a good, conscientious Realtor would be doing everything in their arsenal to sell their Seller's house.
An Open House is a great venue for meeting all of the "nosy" neighbors that drop by and a great opportunity to invite the neighborhood in and introduce yourself.
What a fabulous way to meet new Home Buyers that we all know have not yet been pre-approved and may be in the beginning stages of the home buying process.
There are lot of opportunities for cultivating some future Sellers as well as potential Home Buyers and that slim chance that this Open House may actually sell this house that you have listed and are holding Open.
So, I hope you re-think Open Houses and see that your Seller is counting on you to do whatever it takes to sell their house. After all isn't that your job?
If you have a slow or no show Open House after properly advertising and strategically placing your Open House signs...then take that opportunity to call past clients and check-in with them. Keep in touch and they'll keep in touch with you when the time comes that they require your Real Estate skills.

Hi Gena...good post...open houses can be good...I haven't done many in a few years because I got out of the 'groove' of it during the 'multiple offers within 24 hours of listing' days'. I do think they are a PLUS today and sets the house apart from others that are not held open. My issue is many seller's don't like open houses..they don't want people snooping in their stuff. I live in a gated community where the gates aren't always open for open house traffic...even though it's requested management 'forgets'...I did do one last fall in this community...it was during a 'Community Yard Sale' ...I held it open on purpose from 10am to 1pm because I KNEW the gates would be open and I figured I'd get lots of traffic! I did...I lost count after 30 people...got a contract on the house too! So yes, they are productive.
