Vacant Listings

I'm curious how often you agents out there check on your vacant listings.  I've been previewing and showing some vacant listings lately that don't seem to be visited very often by their listing agent.   If you read my earlier post in the week, some agents don't even attend their own broker open houses.  This boggles my mind.

Seems like an agent should check vacant listings at least once a week to monitor showing activity so they can get feedback from the showing agents.  If you're getting a lot of showings and no offers, something is amiss.  If you're not getting any showings, it's time to re-evaluate the price and or marketing efforts.

One agent I know is "paying" the neighbor to touch-up clean the home every few days... It's also helpful to have that same agent  look after the home to make sure the doors are closed and lights are properly set each evening. 

Gas is expensive... Alternatives are needed occassionally.   Just a thought.

Hi Carol, I check on my listings at least once a week just to make sure everything is ok with the property, there aren't any dead bugs laying about, there are still flyers, etc.  You know you are looking at a "stale" listing when you have to remove the cobwebs to get to the lockbox! LOL

That's my husband's job :)  He's my unlicensed assistant!  He checks on vacant listings weekly for me.  Our lockbox's are set so we know who enters ...a report comes via e-mail...with name, company, e-mail.  No need to check..but one never knows if a pipe broke, a break in occured or whatever unless they are checked.

Ava:  One week seems to be a good benchmark

Matt:  Yes, gas is expensive but we ARE paid to do a job.  I think the neighbor watching out for the property is a great idea, but what about checking on showings?  Does the neighbor go in, collect cards and call the agent?

Silvia:  Good point about dead bugs, and keeping the cobwebs in check!

Mary:  Nothing screams unattentive agent like an empty flyer box.

I check on them every couple of weeks or so unless a probelm  is brought to my attention.

I am a little obsessive, I like to check a few times a week.  I want to make sure the house is clean, no litter laying around, mail, the yard is in good shape etc.  Whatever needs to done to keep the house appealing and attractive.

Deborah: I suspect the neighbors are taking note as to how well you service your listings.  Bet they'll think of you if they ever want to sell.

I checked them all out this week.  Found the new floor in the kitchen of one of them was damaged from a faulty installation.  Called the seller who was rather peeved at the installer, but will take care of it immediately.  Really made it show badly.  Was very glad I stopped by.
