WOW!  Open Houses have truly taken off for me!  I am getting leads from the Open House campaign I have been running. 

 I will hold a house open in the same neighborhood every other weekend.  I will send out invites to previous visitors, set them up on an automatic online search tool, and go knock on the nearest 25 homes to my upcoming open house.  I drive traffic every time and now have an open house database!

Do any of you have any suggestions for Open Houses?

Good Luck!  Maybe you'll have some good advice for us in a while! One piece of information that I have done in the past that you might like to try.  I have sent out letters to the neighbors introducing myself and inviting them to stop by and see the house that I will be holding open in their neighborhood and to feel free to ask me any questions that they might have about their own home.

Oh Ya. One more idea that helps me to get people to leave me some information about them....a drawing.  I used to have the registers out but either I didn't feel comfortable asking or they didn't want to offer up any info. So...I bought a small ballot box and made some simple entry cards. Name, address, email address and phone number. I also have small check boxes for them to mark if they are interested in buying, selling, refinancing, investment property or my monthly newsletter. I hold a Starbucks gift card drawing. Most everyone offered their information then!!! HA

Do a door knocking campaign in local "move out" neighborhoods - or places where folks tend to live before they buy a home in the price range your home is listed at. These folks will want to see the home at the very least since it is likely to be in an area they would move too, but will also mention it to their friends.
