Silver Sping, Md. 20906 - Montgomery Chase Aug 2009 - Market Report

This is a market report for the Montgomery Chase community of Silver Spring, Md. 20906.  At the time of this report (9/20/2009) there are five townhouses in this subdivision on the market for sale.  The list price of these homes range from the least expensive at $175,000 for a two-bedroom one full bath one half bath townhouse to $299,000 for a three-bedroom two full bath one half bath townhouse.  The average list price being $224,484.  The days on market with the current realtor range from less than a week (4 days) to just over five months (165 days), with the average being a little over two months (67 days).

Currently there are four townhouses under contract in this community.  The last know list prices where $164,900 for a two-bedroom to $199,999 for a three-bedroom home.  The days on market with the current Realtor averages just three months (98 days).

Since August 1st of this year only one townhouse with two-bedroom have sold in the community for $105.000  The days on market with last know Realtor was just under a month (26 days).averaged just two weeks (15 days). 

Currently there are a total of three townhouses on the market for rent in Montgomery Chase.  The least expensive is a two-bedroom one full bath one half home listed at $1495 / month, to the most expensive being a three-bedroom two full bath one half bath currently listed for $1,700 / month.  There townhouses have been on the market from less than a week (6 days) to just over one month (37 days), the the average is a short three weeks (25 days).  There is another three-bedroom townhouse two full bath one half bath townhouse for which an application to rent has been accepted by the landlord.  The last known lsited rent was $1600 / month for this home. This town house was on the market for nearly three months (83 days). 

Since August 1st of this year no lease to rent a home in Montgomery Chase has been signed.
