For home buyers:  Licensing makes everyone "equal" in the eyes of the states "minimum standards" Its important to note, all home inspectors have varying degrees of experience. Just asking an inspector if they are licensed will not give you the peace of mind you deserve. When hiring a home inspector, ask them: 1) How long have they have been INSPECTING homes (are they fresh out of school or a seasoned inspector) 2) Do they carry E&O insurance (not required in WA. State) 3) What type of report will you receive, i.e. check list report (poor), a narrative report (better) a narrative report with pictures (best) etc. Picking a home inspector by what they charge is the last thing you want to do. Sure bargain hunting is in our nature, just keep in mind a seasoned home inspector will be on the higher end of the fee scale, but well worth their weight in gold when it comes to inspecting your future investment.

Good observations. I would also point out that the report that has some basic checklist items, such as fuses vs breakers, and narrative as well with photos is a good report. I find that easier to read than some I have seen that were 100 percent narrative. I like the checklist for the very basic, is it there or not issues. If it is not, then the narrative elaborates.

I agree Steven, - a combination of report styles is also a good thing.

The best way to bargain hunt for inspectors is to get the best inspector.  Saving money in the short term can be expensive in the long term.
