I work daily with short sales, either buyers wanting to buy them or sellers wishing to sell their home as a short sale. I have decided to get more training in Short Sales in order to provide my customers with the best possible service. I will be attending a Short Sale Specialist Bootcamp at the end of this month. (Bootcamp...hopefully not so much like the other kind of  Bootcamp with the marching, saluting, exercising, running with a 40 pound pack, lack of sleep, etc.)  But an educational BootCamp.

 Already I have received classroom materials. The Desk and Field supplementary material for becoming a Certified Short Sale Specialist contains information on topics such as: "What Listing Agents Need to Know About Short Sales," "Mortgage Broker Practices," "Analysis of Short Sale Properties" "Liability After Closing."

There are two sides to every story and this one having all the fabulous buyer's market deals that can occur because of the huge mortgages handed out a long time ago.  And the other side of the coin is the homeowner who is totally distressed because they are losing their home and all the money and dreams they have invested in it.

So, I've decided to learn how to best handle both the Buyer's great investment opportunity side and also the Listing of the Seller's short sale home.

I too do a lot of short sales and I have attended a lot of short sale classes I could have taught.  but I always learn something.

Yes, I do use a short sale team and I will split the difference.  I'm not sure how many people use a "short sale" team in their agency. I know the KW office in Vancouver has a couple of short sale teams. I decided to use one of them just recently. I found that I did not know the "process" so some things came as an unpleasant surprise. I didn't know just what the short sale team handled and what I was supposed to take care of. They told me that I was supposed to do just the listing/marketing side, but nope..I'm still in the middle of emailing, faxing, signatures...etc. Also, the home went into foreclosure and they almost took it away from me and said they had been asked to handle it themselves. I had put about a year of marketing into it and wouldn't let go. The process of short sale has not been any faster using a team, but I've heard it's supposed to be simpler. Call me and come take the Short Sale Bootcamp with me!!
