Broker Bryant provided a springboard for intense conversation with his post on "How to List a property that is Already Listed."

Good animated conversation, with some strong feelings.  "Vomit" was mentioned!  Spurring that conversation alone is a good thing, I think. 

Then there is the consideration of ethics and involvement with another REALTOR®'s client from the Buyer side of the equation.  I saw a sadly interesting Q/A forum today on Trulia, and unfortunately, not the first in this genre. 

Feller is under contract to buy a property and is unhappy with his agent's efforts.  So, what to do?  Well, he decides to post on Trulia asking for advice on the agent's responsibilities.  And all sorts of agents piled in to offer their wisdom.  He was even directly solicited to call one of them.

BUT, the poster already HAS an agent.  A REALTOR® even!  Complete with a COE mutually shared with other REALTORs®.    Yet, the poster got detailed input from several folks who ID'd themselves also as REALTORS®.  Some chimed in from hundreds of miles away and told him his options. 

Without ever seeing the contract, or knowing the agency agreement details between the poster and his REALTOR®, they were able to tell him his options, and the seller's options.

Don't you just love helping clients through myriad tangential objections and vague impressions they have collected from people on the internet?

But... Since the poster says he feels abandoned, it is just fine to step in and help out, out of the spirit of the love of human kindness, and, oooh-oooh, maybe the chance to grab a buyer.

Or not.

The definitive answer for the poster?  Talk your REALTOR's® managing broker about your concern.  Need to escalate beyond the BIC?  You're in mediation and/or attorneyland now.

What he is NOT is fair game for the sharks.

I spend limited time on Trulia because it often degenerates in such fashion.

Consumers using it as a forum to agent-bash, brag on their superiority to agents and how they don't need us--and agents falling over each other like pound puppies, 'Pick Me Pick Me'... :)

I agree. Only have it so my sellers can view the number of showings that they are getting on a weekly basis.

Mike, I just had a phone call from someone who wanted to know how they could get out of their contract with their listing agent. I told them they needed to call the REALTOR's broker to discuss their concerns. Perhaps they can work something out or he could put it with another agent.  This is a listing not a buyer but it is the same difference. I can't imagine their being another answer.

It is amazing to see ethics thrown out the window when chasing the mighty dollar.

We just gotta keep doing the right thing, regardless of what others choose to do.

Begs the question:  Can ethical behavior be profitable?  I think "Yes."
