Well Stats don't lie.   Here are some useful stats, thanks to the SCWMLS, our local Madison Multiple Listing Service.

YTD Data reported thru Sept 15th 2009.   Dane County only  (Includes the Greater Madison Area)

Sales are down YTD 28%  but so are the number of listings available.  (just 13%)

2009               581                                                           235.9 - down 8.2%

Sales are down 23% over the 2 years.  So August's sales were better proportionately than the rest of the year.

Inventory is down, that is a good thing. 

Sales are down 28%, prices are down 8.2%.   That is not bad, but tell that to the poor home owner, who bought in 2009
