Have you wondered how home sales are doing.  Ask 10 people and you get 10 different answers.

Well Stats don't lie.   Here are some useful stats, thanks to the SCWMLS, our local Madison Multiple Listing Service.

YTD Data reported thru Sept 15th 2009.   Dane County only  (Includes the Greater Madison Area)

2007                   5236                       5342                        249.6

2008                  4084                        5231                        247.8

2009                  3716                        4655                        229.1 - down 8.2%

Sales are down YTD 28%  but so are the number of listings available.  (just 13%)

 

For the month of August 2009    Home Sales Stats

2007               765                                                           256.9

2008               577                                                           252.7

2009               581                                                           235.9 - down 8.2%

Sales are down 23% over the 2 years.  So August's sales were better proportionately than the rest of the year.

Inventory is down, that is a good thing. 

Sales are down 28%, prices are down 8.2%.   That is not bad, but tell that to the poor home owner, who bought in 2009

Mmmm...good phrases ...those "inventory down" ....sales are better....yes we are seeing things looking upward everywhere...it is becoming more of a "snooze ya lose" and buyers find they are disappointed when they waited till "tomorrow" to see that house that someone else just bought !
