My phone rings daily with prospective buyers or renters looking for information on condominiums in the Belmont Bay neighborhood in Prince William County Virginia. This on-line guide will provide you general information on the seven different condominium buildings* with available sales or rentals in the neighborhood.

Located directly on the Occoquan River, Harbor Pointe East and Harbor Pointe West were the first condominiums built in Belmont Bay with deliveries starting in 2003.  Both buildings have an entrance lobby and two elevators that service the units.  With 134 units total the buildings feature x number of floor plans ranging from the smallest Hudson 1BR/1BA to the Magellan at 2200 SF.  Each building features underground parking, a fitness center and a center courtyard facing the river. 

Harborview completed in Fall 2005 is located one block off of the river and overlooking the Osprey Golf course is the only residential high rise in Prince William County.  With 119 units on nine floors the building offers an on-site property manager, party room, exercise room and its own pool.  Harborview is a poured concrete and steel building and also has a two level underground garage.  There were no one bedroom units built in Harborview.  The smallest two bedroom unit runs around 1400 SF and the largest unit the Camden is 2400 SF.








HarborSide Condominium is currently the only building which offers new delivery units.  With only 6 units remaining for sale the location facing the Belmont Bay Marina has proved to be popular in 2008 and 2009. There are four floors and 28 units in the building with six models range in size from the 2 BR/2BA Rappahannock model to the 2BR & Den York at 2156 SF.  As with all of the other "Harbor" condos the building has underground parking and storage for each unit.

The final condominium buildings in Belmont Bay are River Club 1 consisting of three buildings constructed by Comstock homes from 2004-2007.  The buildings each have 4 floors and a roof top deck with views of the Occoquan River and Osprey Golf Course.  There were 6 models available ranging in size from 1150 SF to 2300 SF and from 1BR/1.5 Bath (Tribeca) to 3BR/3BA (Greenwich). 

Rentals in Belmont Bay are always popular due to the VRE Station in the community, the Woodbridge Park and Ride lots as well as easy access to Fort Belvoir, Pentagon and Quantico.  Sales of resale condominiums have been brisk in 2009 and with lower prices buyers are grabbing the opportunity to live in this premier waterfront community.
