In today's real estate market, there are many folks who have found themselves upside down on their mortgage; i.e., they owe more on their mortgage(s) than their home is worth.  Add to that the high unemployment rate, and the result is a financial disaster for many home owners.

If you find yourself in this unfortunate predicament, just know you are not alone, and help is available.  Many REALTORS(R) are familiar and educated in the maze of the short sale process, which can be quite long and labor intensive.

Some of us have actually taken specialized education and training to become a Certified Short Sale and Foreclosure Specialist, CFS.  I cannot stress enough how important it is to have someone on your side who knows the process and can represent your interests during this stressful time.cfs-logo-185web

As a Certified Foreclosure Specialist, I am available at any time to discuss your personal situation and explain the  short sale process to you.  Just give me a call...

A short sale is not always the best alternative.  Because a short sale can have legal and credit score consequences and "may"  result in taxable income to you, the seller, it is imperative that you seek the advice of a CPA, an attorney or other expert before proceeding with a short sale.

On December 20, 2007, the Forgiveness Debt Relief Act was passed.  Click here for more information.

I'm always keeping an eye out for certifications out there. Is this a certification offered by NAR?

Hi Loreena,

No, unfortunately, I am unaware of any NAR course in short sales and REO's.  If there was one, I'd be one of the first to sign up.

The Certified Foreclosure Specialist designation is offered through ForeclosureU at REO Agent Source.  I found this course to be very indepth, and I continue to use the binder as a resource.

Since taking this course, I have had the opportunity to sit in on some live classes by seasoned short sale/REO agents, and the information offered in the course is the same as I have heard in these subsequent classes.  Mostly, I was looking for some sort of validation that I could use on my websites for the public.

Next Wednesday will be my 8th out of 12 all-day Graduate Realty Institute classes offered through California Association of Realtors, and they don't offer a class on short sales/ REO's either.  By the time they do, I guess we won't be doing them anymore???  I'm dreaming of that day:)
