When tracking marketing it is extremely important to know where your leads are coming from.  I often wonder when someone calls to utilize your services do you remember to think about...

Lead Generation | How did they find me?

Often times when I pose this question to someone they are not sure...either somewhere online or so and so referred me.  I don't know about you...but I really appreciate specifics.   I want to know is my marketing working for me and what marketing specifically?

Yes I know more than likely most track where their leads come from but I wonder when someone asks you, how did you find me...do you remember or are you toooooo busy to provide it? I'm not being a jerk here just trying to make a point.

Everyone in business want to to track their marketing....any business and you should!

This doesn't pertain to just real estate but to all businesses that would include mortgage brokers | insurance agents | doctors | lawyers | webmasters...etc. etc.  To me we have to help each other and by providing this courtesy to your personal service providers may very well help you to remember to ask that very important question yourself.

How did you find me?

You are 100% right about how important it is to find out how leads find you. I always ask. This can assure you are spending money in the right way.

Midori, Thanks for sharing this. I am also sometimes not sure where a lead comes from although it would be helpful to know since I do a variety of marketing.

Certainly this is a question you need to ask everyone

I love when they say "personal referral"

It's also a courtesy we should provide..I do copywriting for a web company...and it seems when people contact us...and the majority are REALTORS....they do not remember where?  I find that interesting..especially since we are so trained to do so!

Midori, that's the question which we constantly ask everyone who calls us. However, the reason why so many people don't remember specifics is that we use multi-marketing channels to promote our services. My "favorite" answer is The Internet considering that we have so many venues on the Web! Even trained consumers like the Real Estate people in your case, do not have an interest in memorizing our web sites, blogs, etc. Their interest is to solve their problems.

There is always one trigger though which forces people to make a call or send us e-mail. It's very important for us, the marketers to figure out what this trigger is. However, only multi-channel marketing plus our personal performance help potential customers to become our clients.

I don't always remember to ask but when I do usually I get a vague answer, like "I don't know. Realtor.com maybe?"  I do think when starting a home search buyers put in lots of terms and don't know which term landed them on your site.  I think it is easier when you go to a doctor's office to tell them who referred you.  You don't generally look for a doctor on the Internet.

Of course, I love personal referrals too. I was at an adoption ceremony a few weeks ago and a man came up to me and said a mutual friend who was there too told him that I am in real estate.  He said he has two houses to sell! Love that type of info!

I have been in the business a while and when I was new I did not know but I have systems to handle that now.

Well even on the web you should track your marketing...If AR is your main source..there you go...and if another social network is not a source at all...maybe the time spent is not worth the time you put in!

I can tell you people contact me and I seem to get detailed information including searches included social networks including my website.... very specific places and they seem to remember.

This is a subject that we use Google analytics for. You can check each individual site to see which keyword(s) are used to find the site.

Yes I use google analytics but its not enough...ask the question...take a poll...track your marketing!  We assume everyone hears about one another via the net...in marketing..there is no room for assumption..otherwise you could be wasting $$$$$$$$$$$$.

Midori,

I always try to remember to ask. If it is a personal referral, I definitely want to take the time to thank the person who did the referring. I also want to know where my time and money are paying off as far as marketing goes.

I am not a realtor but a lender.  I receive leads from a wide variety of resources.  I track EVERY customer in my ACT data base that has at least 3 ways to track.  I find that customers are relieved to know how I got their name if they are not a personal referral.

Midori - agreed. It IS important. But although I usually ask, unless someone is right there looking at me on-line they often seem to not be sure, just that they "found me on-line." I think I need to change my questioning to better refine this. Some times, however, folks will actually tell me what article or site they are looking at when they found me although it's not clear if that was the iniaitl search or they ended up there after several iterations.

Just like you Jeff nornally they specify a particular blogpost...or a referer's name or even by doing a specific search.  I guess my point is so often we expect people to remember but we should try and remember ourselves when someone else asks.

So many assume that their business comes from the net for me a big portion holds true...but it is not always the case!

Act is a great program but I like the verbal question myself...just another means of communicating.

Midori --- you are so right --- recently, we had a booth at the SC Realtors convention and when asked if they had heard of AgentOwned Realty --- if the answer was "yes", then we asked how or where?  Most people said from the mass emails that were sent out prior to the convention and  a lot of folks would say ---"and you sent so many - it was hard not notice" --The truth is that we only sent one email blast out prior to the show.  So, these people probably heard about us some other way.

HA. I used to try to source my callers.  Sadly, 9 out of 10 said they found me on Realtor.com.

I've never used Realtor.com.

What can I say.

I don't really care any more, as long as they find me.

Midori, Clients that I get from referrals can tell me but when they use the internet, that's basically all they can remember.  "I found you from the Internet" are about as many details as they can provide....it's not all that helpful.

Midori,
This is an awesome reminder to all of us, simply ask the question "How did you find me?"

Midori,

Thank you for the reminder and you are so right unless we ask the question we do not know what is working.

Best wishes

The famous "I found you on line" doesn't tell us much any more in terms of what we did where and when to attract the people who are serious buyers and sellers...tracking is optimum to knowing what you did right !

Midori,

I absolutely want to know and ask.  I do find many people will tell me because honestly most of my business now is generated from my blog.

One thing I do to track my leads is to use different domain names for email leads.  My blog has it's own domain and email address separate from my business cards and separate from my website.

Midori, interesting post. I always ask my clients , how you found me and they normally give an answer to that.

It is always good to track these clients where they came from.
