As you can probably imagine, pricing a home correctly is one of the most important factors in getting it sold quickly. When I have this conversation with most homeowners, they usually assume that I'm just trying to get them to give their home away so that I can get a quick sale. This couldn't be further from the truth, while I often suggest pricing a home competitively, I always keep in mind my clients goals and the realities of the market. Recently while working with a client that had originally priced his home very competitively, I actually suggested to increase the price. I thought that we might have been below the price point where the typical buyers in our market were looking. It may seem counter-intuitive, but we immediately saw an increase in showings, and we'll be closing on this property shortly.
