Once assigned an asset - we put our sign up immediately (within 48 hours) of the Listing Contract which allows us to input the property into the Multiple Listing Service. This also has become a winning proposal against squatting. We have a witness to the property not being occupied. A verifiable date of sign placement. IN case under the Vail of darkness, people move in and turn on utilities between re-checks.

A Real Estate Company in Lancaster CA - has become famous within our eyes because, not once, but twice, they are attempted to back door us with our Asset Managers in an attempt to get us relieved of a Listing.
The Latest Two attempts are worth mentioning - because the damamge inflicted is not going to be worth the "play".
No Secret, a lot of REO and Foreclosure Agents are from the San Fernando Valley and the Santa Clarita Valley. They accept Foreclosure and REO listings in Palmdale and Lancaster CA. The problem with a majority of these agents, they did not take the time, not expend the funds necessary to join the Greater Antelope Valley Board of Realtors. Paris Has....
In a market where supply is low and demand is high - this would not seem to pose a problem, but I will suggest that is does. "Comping" out Real Estate and Bank Owned assets is not as accurate when you are utilizing an outside MLS and data therein to complete your Broker Price Opinion (BPO).
Agent 1: We had a sign go up approximately 36 hours prior to me having a signed listing contract that established price and commission. After the sign went up, I was "CC'd" on an email from an agent from a large Real Estate Office in Lancaster California. This particular agent had contacted the "seller" on a listing that was under contract in an attempt to rip it from my grasp.
I just am thankful to GOD that the asset managers we work with have the insight to see such ploys. But never the less, it was attempted. She also stated that she was a long time resident of that particular community, she has worked REO before, and (even if you are doubting intent) attached a copy of her RESUME to the E-mail.
OUCH - not a bad attempt - but sad never the less. I love the GAME, but it is unfortunate when these tactics border on criminal and cross the line in some cases - as in this one. My asset manager said, "Connor, In Texas it is against the law to solicit another real estate agents seller...". I replied, "that does not change out here in California - it is still against the law.
The thing that the other agent did not count on was us being a member of GAVAR - The Local Greater Antelope Valley Board of Realtors.
Agent 2: This particular property was placed way under the market, we secured over 27 offers in short order, exceeding the asking price and with the two highest - CASH.
It takes several hours to input each and every listing into the MLS - so we put the properties on HOLD within the Board while we compile, check, re-check, and package each and every offer so that the Bank can decipher through them.
We received an e-mail and phone call from another agent, same office in Lancaster CA - who has a serious problem with us putting the property "on hold" and wanted to know if we have the Sellers Blessing.
So what does Connor do? Answers in the "affirmative". Within 45 minutes, I am CC'd on another e-mail from another asset manager that is this agent coming unglued - quoting chapter and verse, with issues with me placing the property on HOLD after only 10 days with 27 offers. They are quoting Chapter and Verse, not from a reliable source, but in order to cause "dis-ease".
The asset manager does not break stride, but asks, "what is going on in California?" "Same old game," I reply, "just a slightly different wrapper."
Paris contacted the BOR in Lancaster - finding out that this is no "REALTOR", she is a licensed "Assistant". But is showing properties. When your house in not in order - can you see what pain can come about??? So, the Board wants to know names, dates, events, times and the like. Quite a hefty fine and possible removal of a license for showing properties when you are not a member of the Local Board of Realtors.
Also, did I mention that this "licensed assistants boss", is going to be standing tall before the MAN?
Where does that leave us? Aaahhhhh Yes a Morale:
People that live in Glass houses should not throw stones, if you are going to play - make sure you are packing the right gear.
