Now, we get to five newer ideas that I just picked up from the recent edition of MONEY magazine, and I think they really pertain to Sellers that REALLY want to sell. Sellers in my market here in the Coachella Valley, MUST be competitive with the dominant REO's which are driving every market in the valley right now. Forget about beating their price/sf. A Seller may be able to meet their price if they have a bunch of untapped equity, but those odds aren't extremely high amongst the Sellers I encounter.
Here they are...5 Tips for SELLERS THAT REALLY WANT TO SELL!
- Beadboard the Bathroom: Beadboard wainscot is in vogue right now, but it's really a more traditional look. It will cost about $500 to $800 for a three foot high painted wainscot in an average size bathroom.
- Upgrade the Light Fixtures: Consult a professional electrician for this one. Cost to Seller will vary according to types of lights, sconces, etc. but what an impact!
- Upgrade the Door and cabinet fixtures: Sellers that skip this are really missing the Sale boat, because you can do it yourself with minimal effort and even a relatively small upgrade really catches a Buyer's eye.
- Beef Up The Moldings: Just yesterday I was showing a home and the FIRST thing my client saw was the oversized floor moldings AND especially the moldings on the ceilings of the formal rooms in the house.
- Tile around the fireplace: In my area, we have many older, Spanish style homes. Custom tile or "artistry" around the firebox and the mantel always garners attention. It also adds personality. To get the best deals on "bits and pieces", to go a high end retailer and ask to see any old remnants they may have in the stockroom. Seller's take note! This is a killer idea!
