Why do agents do this?

It happens all the time. Agents send there clients with printouts of properties to view on there own. Don't Agents know they are doing the WHOLE business of Real estate agents a disservice?  It shows that we are not important. We need to accompany every client and can't play LAZY Agent. It happens more often with out of area agents that want to try to serve clients that are viewing out of the agents area. Come on out of area Agents... if your going to send your clients on a wild goose chase.. your client deserves better service than that..... don't you think?

Is it true an Agent can lose there license for this?

If an agent emailed me a listing and told me to go checkit out on my own.....that would be that LAST e-mail I accepted from them.  I am curious about the license thing.  I hope someone sheds some light on that.

I'm not sure about losing their license, but it doesn't make it right. My clients are treated better than that. I would only send someone out on their own to make sure they were okay with the long drive to work or the neighborhood etc if we had several homes to narrow down.

I would think if a prospective buyer is entering a property without an agent, it may be considered trespassing.

Only if they are giving a combo or key to them.

My partner and I have clients that are looking in Corona and Chino Hills, and our office is in Sherman Oaks.

But because these particular clients specifically asked us to work with them directly, we are showing property in that area.

Suffice it to say that we do not consider ourselves the least bit lazy.

I think there is a difference in recommending that a buyer do a "drive-by" preview and actually telling them to go see the home on their own. I wouldn't give out the code to the home - most of our listings are on electronic supra boxes anyway. Giving out the lock box code and instructing buyers to go have a look is a big NO NO.

I just can't send my buyers out with a list of properties, even to do a drive-by.  It's against my DNA.  Makes my skin crawl when I see it happening.

Lydia - While I am not a Realtor who shows property, I too don't understand Realtors that do this.  It just make absolutely no sense to me.

I have heard from a few buyers that there are a few agents/agencies that do that here. That's apparently part of their system. And no it doesn't mean they let the buyers in, just a drive-by. Letting buyers in without an agent is also a huge No No here. ~Rita

Even worse is an agent who tells another agent that he won't make an appointment to show a listing until the agent first drives by with his clients.  We didn't do the drive-by, didn't ask again for a showing, and bought another home.

I've had a few clients who didn't WANT me to come with them on a drive by and didn't want to look inside until they've seen outside. Usually these are the internet researcher types who don't really want a lot of personal attention. And then I've had out of town clients who didn't want to look at anything specific since they are just trying to decide on a general area. I drove them around all the different areas of town giving them a feel for each potential neighborhood without ever going inside a home.

I tailor my approach to what the individual client wants/needs.
