I held one of my listings open this afternoon, the second Sunday in a row.  Last week I had 9 families come through, mostly neighbors.  Today, I had two sets of neighbors, and one unrepresented buyer who really, Really, REALLY likes the house.  She has a great job (works for the government), has been with the same company 20 years, has a pre-approval letter, and is approved for more than the list price of this home (it's amazing what unrepresented buyers will tell you, but that's fodder for another post).

So, I as drove the neighborhood picking up the open house signs, I reflected on one big difference between traditional real estate sales and the real estate auction business.  In an auction, it takes 2 bidders to hold an auction.  I may have found One buyer for this property.  And, it only takes one!

Lorrie - You're absolutely right... and who said open houses are a waste of time! Good luck with this buyer.  BTW, I found my present home on an open house many years ago even though I already had a deposit on a piece of land to build a house.

Barbara: I enjoy doing open houses.  If this buyer gets to the closing table on this particular home, it will only be the 2nd time that I've gotten a buyer for the open house home from the open house. But it doesn't really matter where they come from, just that they get to the table.

Johnny: I put a sign in the yard 6 days before the open house.  Then, the morning of the open house, I put the signs up.  It's too hot to put them up in the afternoon sun.
