Subject: reporter query-fha downpayment assistance

Hi Jeff-

I’m a reporter working on a story for the AOL real estate section on the proposed changes to the downpayment assistance rules.

I saw your blog post on the subject. Would you mind if I ask you a few questions about it?

I had just started my own blog page on May 18th on TypePad. But I had been writing about FHA and how it works since April. Which means that this had to be a result of Active Rain. Here is the first blog that I started on AR in April.  Creative FHA financing -- No money out of pocket from the buyer!!! -- Part 1  So I called up Carol and she interviewed me for about 30 minutes. I then asked her when her article would be published and she said they don't tell her. So I had to basically search my name every day, hence how I found this out this evening, that it was published. But you want to know something funny? For about 15 minutes, we talked about FHA and the other 10 minutes about different types of financing. And before we hung up, she wanted to see if I could help her with another article, Condominiums vs Townhouses. I said no problem and I gave her some feedback. Well, that was the article that was published. Some of my quotes can be found half way down. And she writes a comment that I don't even remember saying.  "even though there may be other single family homes pressed up against it".  And sorry, but it doesn't even make sense. The rest of what she wrote, I did say. Well, just 2 other sentences.

Here is the article : Articles, Advice, Tools and Real Estate Resources  The one thing that I don't get is that the date at the bottom of the article is from last year. 2006-05-12 12:19:57  I don't get it, considering that this just took place 3 weeks ago. And the page itself doesn't even have todays date on it. But am I complaining?  No, just confused. I am truly happy and excited that my name got mentioned because AOL has a large audience nationwide. Again, I am not complaining.

Overall.....  I got recognized thanks to Active Rain. And I still might have another article to look forward to in AOL's Real Estate section in regards to FHA and my thoughts and opinions.  Keep blogging and be passionate in what you do and write about.

Again, thank you Active Rain, to everyone that has supported me, and for all of your comments.

                                                                                       thank you

Nattalie....  thanks a lot. Not that I am not thankful, but I really only had two small paragraphs in the whole article. I hope that they actually publish her article on what we talked about in regards to FHA and such.  Thanks for your comment.

Thesa.... I truly appreciate those comments.  thanks

Tom....    yes, it is great and Active Rain had a large part in this. And I know about Bloomberg because you told me about it. I wish they had used your comments, I wanted to hear about it.  thanks for stopping by.

Joan.....  thanks and thanks for that dancing... dancing... lady?  And I don't think I can shake like that.  ;o)

Hassan.... thanks and thanks for stopping by.

Danny....  I wouldn't go that far in saying that. I didn't even know that we had ranks of famous people. But thanks.

Yolanda....  thanks for the kind words. Yes, hard work and Active Rain... but it doesn't stop there, a lot has to do with the support on here and from so many members.

John....  it definitely was interesting in reading what the reporter finally writes. And she told me that she never even gets to read the final article before they place it online. So I couldn't view it either.

In any case, thanks a lot for the polite compliment and for stopping by.

Jeff,

I'm impressed with any reporter that talks to a true expert. I think the expose you've earned on AR is a testament to you, and perceptive readers. You've earned your accolades!

But, that's where the kudos stop. I'm sure that you didn't contribute to the mis-impression that condominiums are some form of architecture, they are not! Despite the ill- informed mis-using the term to refer to the individual ownership of an apartments, specifically flats with attached common areas, condo has nothing to do with the type of property!

Condo have indivual ownership of a defined area combined with a common interest in additional areas, regardless of the type of improvements of even lack there of.

Last year Brenda and I sold our "Townhouse" it was a condominium. Townhouse is a fancy term for a multi-story row-house, (as in all standing in a row) the same as garden-apartment meaning single story units, the common walls define row-houses not the type of ownership.

When we first moved to NV I opened a mortgage office at Inclined Village in a mixed use condo project. At the ground level of each condo was a commercial space over each commercial space was a two story living unit. No flats.

I've sold or financed all types of condos not all of them residential. The most interesting was a condo-bounded warehouse, where your space was indicated by lines painted on the floor of the ware house. We've all seen shopping centers with signs saying "Pads" for sale, those pads/small lots are condos.

The co-operatives she mentioned are not architecture either. Co-operatives are a uniquely East coast type of ownership, regardless of the type of property. I've never heard of a co-op West of NJ.

The public doesn't know, and AOL isn't the real internet anyway, so anytime they spell your name right it's good publicity. Who knows she may get into the troubles with the FHA235 program.

This may be over kill, but she pressed my button.

Carmen.....   it is a great way to be quoted, except for the fact that she wrote a few things that I didn't say. And as William mentioned, the article isn't 100% accurate in the difference between condos and twhn. And we even discussed this. But in any case, it is pretty neat, considering how big AOL is.

Cyndee.....  my pleasure and thanks for the happy comment.  ;o)

Chuck..... thanks for the warm congrats and for stopping by.

Marlene...... well, thank you very much. It was kind of cool when I first got the e-mail from Carol. And then spending about 30 minutes or so on the phone with her. But what she wrote about was only the 5 minutes that we spoke about on this subject. So I hope to get some more air time per se out of this, if they publish the main topic of discussion, FHA.  thanks

Bill.....  I know this would steam you a little. But what are you going to do about it. As you stated, they spelled my name correctly and mentioned the company that I work for. I did ask her if I would have links to my name and or number and she said yes, but I guess not.

In any case, it means a lot that you stopped by with your input.  Thanks a lot.

Marti..... thanks for those polite words and for stopping by.

Missy.......  yes, Active Rain has been good to so many of us on here. And blogging has been fun to say the least. And it's nice to be recognized by someone. Hopefully it doesn't stop here.

Monika.....  I will and as I told Missy, I hope it doesn't stop here. Thanks for the kind words.
