This is something that comes up almost daily. People call trying to convince me of this new and incredible way to get 100% financing for their commercial project. I always say or ask. Then why have you not gotten it yet. The answer is simple it does not exist. If that was the case everyone would buy property up. They would not waste time doing loans.
Now there are some creative ways to purchase real estate with little money down. Things like a seller carry or using the future value but at the end of the day you the principal will have to share some of the risk.
Remember the more creative you have to get to purchase something the higher the risk to the investor reducing the chances of closing your deal. Many options out there allow for some flexible guidelines but expectations should be realistic. No lender out there will take a total risk for nothing. Make sure you do your home work many times the money is made in upfront fee's or profit sharing. Not that these are always scams but most tend to be.
Private funding is always a good way to go when dealing with non conventional situations. The risk is shared almost at a total split, but at least you are able to get the money you need. Many projects out there are great buys and will make plenty of money for the right investor.
