Ok, I know many of you have had this happen to you but it just irritates me to no end when it happens to me. I was called to do a CMA on a house of a relative in a small town near where we live, the owners had to move to assisted living and the other to a apartment, the house was just to much for them to take care of anymore. Having sold homes in the town I was familiar with the market, when we visited the first time the daughter of the owner said they wanted to sell the home fairly fast and not have it on the market for ever. I did my homework and put together a CMA to show them the fair market price of their home and if we priced it at this level it should sell in a reasonable time frame. The home wasn't going to be vacated for a month and they wanted to wait till it was empty to list, all seemed to be going just fine they were satisfied with my price and would let me know when I could list. Two weeks went by and I gave a courtesy call to see how things were going, well we were goiing to call you we had another Realtor look at the home and I think we are going to list with them. They thought they could get allot more for the home. Ok, things like this happen move on. I thought maybe they beat me out by 5 or 10 thousand but when the listing came out it was 38 thousand. Whoa back up the cart where did I go wrong, I checked the CMA's did all the research I could and found out this is the most expensive home listed in this town but no where close to being worth what it is listed for. When I go to list a home I give the seller a realistic price and time frame as to when the home might sell, on homes in this price range if we don't get any offers in the first 30 days then we consider lowering the price. It doesn't make any sense to grossly over price a home just to get the listing nobody benefits from that. Things happen just another memory I wish I didn't have.

You are correct- No one benefits. The one that gets the listing thinks he/she benefits but how much benefit is derived from being incompetent or untruthful? You have your integrity which is a benefit of not getting the listing. The other agent has the benefit of looking like a fool to his/her peers. If the home price is dropped enough it may be sold and the sellers will know they were lied to. If not sold they may give you a call to get it done right!

Hi Gary,  Frustrating, isn't it ?  I guess we all have had this happen to us but it still gets my goat.  Perhaps they will call you back in when it sits there awhile.
