I am an active rain newbie but not to the real estate market. This post is for agent newbies, active rain newbies and seasoned vets looking to tap into an untapped market and make money helping an underserved real estate market. 

"I will never list or sell a manufactured home again!" Joe Realtor said.

It's no secret that manufactured homes are'nt the favorite property to market for real estate agents. Most get the feeling as if they are a hamster in a wheel, just going through the real estate motions and never getting nowhere and most importantly not making the sale for the efforts they put forth. Lot's of work and little or no pay make Joe Realtor an unhappy camper.

I hear it all the time from agents and loan officers, "I'm never doing a manufactured home again!" You couldn't pay me $10,000 to do another one!" I just listen to their bitching and moaning as my team and I laugh all he way to the bank. We seem to be prospering right now while everyone else is struggling.

Did you know that 99% of manufactured home sales are cancelled from lender incompetence and not as a direct result of the estate agent?

But in actuality the real estate agent is somewhat at fault for allowing a mortgage company or loan officer handle the financing when they have no experience with these loans. They are fueled by greed and can't step don't say, "Manufactured homes are out of my league." Of course they don't! It's tough right now and they want to hang on to every deal under the sun. But by them doing this to real estate agents, they are taking your commissions!

I love manufactured home loans and I want real estate agents to love selling manufactured homes!

That's the key here folks. We are prospering while many suffer and fight for business. Their cutting commissions and doing just about whatever it takes to close the deal and get paid so we can feed our family our pay our beemer payment.

Would you like a change? How about diversify your business and instead of going after the golden fruit (the million dollar listing) you go after the easy low hanging fruit that is ripe for the picking?How would you like to market to people who genuinely want your help? How would you like to go to a listing presentation and get your full commission every time? You can even charge more 7-8% because these are unique specialty properties and everyone knows that.

What most agents fail to do when taking a manufactured home listing or representing a buyer on one is teaming up with a lender that understand these homes and the various underwriting guidelines  It's not that selling the home is tough, it's the financing that's tough and where 99% of all manufactured homes deals fall apart. If agents would only do the research to find all the financing available and team up with a company that specialize in these instead of their in house lender, then many of these deals would be saved and commissions wouldn't be lost.
