If you have been reading my posts for a length of time, you know my family has been on a home search.

We have been renting for three years.  We sold our first home in August 2006 to pay off debt and finance my new real estate career...

The ride has not been easy, yet we were hoping to buy a home this year.  We could use more space now that we have two daughters.  But it wasn't meant to be...

Why?

I didn't sell enough homes.  Perhaps I was too optimistic...

Anyway, we just signed a lease today.  A 6 month lease.  It feels good.  It's actually a bit of a relief.

It gives me time to sell more homes...

I had a conversation about rent vs. buy with a high school buddy of mine about a year ago.  We were always of the mindset that you have to buy buy buy.  Never rent.  We got to talking and it turned into about an hour long conversation about timing and that renting wasn't such a bad thing.  With home values still falling maybe six months from now you'll find a home and save 20-30k.  It's nice to have a HOME even if you are renting it.

I think, especially in this market Ken, that was a smart move.  We are all doing things that we normally would not like to do.  How many of us are working at second jobs?  Or buying smaller places, just in case.  We are all feelin ya!

Ken,

It's get there.  Just as Gary Keller says in business, lead with revenue.  The same applies to your personal fiances as well.  Don't do it until you can afford it or you'll be another foreclosure statistic.  Now go sell some more homes!

I don't know why you wouldn't be real with your clients...you should tell them.  That is crazy talk to not talk about how life is now in this real estate world.  Be real to your clients, and they will trust you more than the other guy who doesn't talk about their families, or home life.  It strangely makes me irritated when someone would suggest to not be yourself...ok, done now :)

Ken, congratulations on making a SMART decision! It's not always the BEST TIME TO BUY for everyone! I am realizing that about one of my clients -- I really think they should hold off! So breathe for the next six months -- you WILL get there!!! GO GET 'EM!

Ken - So many agents are taking second jobs to make ends meet. In my area there are agents on the foreclosure list every week. I am happy that you get to stick to what you do best - sell real estate and be a Dad! I think it's a good thing for your clients to see that you are realistic.  It helps them make realistic decisions.

Did you renew your lease on the place you just moved into before the last baby?

Hi Ken... there is enough pressure put on us by outside forces, it's nice that you chose to take some off yourself for a short while.  It will happen when the timing is right... and you get to determine when that is for yourself.

Hang in there!  Be patient and keep believing in yourself.  It's been tough but you can do it!  I am glad you feel 'relief'.  You are a great agent, a great husband and a great dad!!!  Oh... and a great fisherman!!!  :)

Yes it is the same home we have been living at for 1 year.  Smaller than we would like.  But affordable. 

We will continue "shopping" for our next home without the pressure of making a decision too early...

Thanks for sharing.  I am surprised.  If you were renting for 3 years that means you did not bite the bait and go for the 8K tax credit?  I am also renting, but recently have placed a contract on a home to take advantage of incredibly low rates.

Ken: You have a fantastic attitude and I know that will carry you to great success in real estate and in your personal life.  I honestly don't know of anyone who has not been touched by the downturn in some way.  Many people have made one adjustment or another or one sacrifice or another, myself included.  You sound like a truly dedicated Realtor and to be able to weather this downturn, I believe is going to pay off for you and your family in the long run.  My very best to all of you.

It is always best to be prudent.  If it is the best thing to wait a little longer to buy then that is what you should do.  Sounds like you have thought it out and are at peace with your decision.  Good luck and happy selling!  T
