fishingPlanning on listing your house in the near future?  Wondering what you can do to increase your chances of finding a buyer and selling it fast?

If you're fishing for buyers, you need to use the right bait.

Unfortunately there are a lot of other sellers with their hooks in the water right now and those buyers have a lot to choose from.

In order to get their attention, you need to have the shiniest house.  Your house has to be attractive, appealing, and memorable.

The secret is in the preparation.

You can't do anything about the location.  The market will determine the price.  Condition is the one thing you have the most control over.

The way you prepare your house for sale could determine just how long your house sits on the market and just how long you sit there on the shore and wait for a bite.

You don't get a second chance at a great first impression.  Once they swim by, they don't usually come back again for a second look.  Check out your competition and see what their MLS photos look like and then make sure that yours look better.

It's really pretty simple:  The one with the best bait usually goes home with the catch of the day!

Love the pictures.  Sure would hate to be the one that got hooked and strung up to dry.

I'm going to be printing your message for my seller with 12 cats.  She just is NOT hearing me at all.

The best way to catch your limit quickly is to go big...I think Dynamite is better than bait, a big splash is often needed when everything (looks the same) is a ripple in the pond.

Sharon - Couldn't agree with you more. Photos make a big difference to online shoppers, could mean the difference between a lets see, and s-c-r-a-t-c-h-e-d off the list. Great post and the photos you selected send the message home.

You're so right Sharon, it's the photos - or lack of, that get your home shown.

Sharon-what a great analogy!  You're so right.. . we can't control the location; we certainly are guided by market conditions, but we can control the appearance of the house.

Theodora:  You are right!  There are many sellers that are finding themselves hanging out to dry right now.

Tammy:  Wow, 12 cats!  I thought my client with 7 dogs and a cat was a record!  I hope this helps!

Steve:  I bet you are just the guy to make that ripple in the pond!  Dynamite, huh?  Sounds like a great idea to me!

Judy:  Thanks!  I woke up this morning with the title in my head, but it wasn't until I found the pictures that it fell into place.

Lou:  It's all about getting their attention long enough to reel them in!

Lee & Carol:  I am amazed at the horrible pictures that are placed on MLS.  People should know better by now!

Kathy:  Thanks!  I know I'm preaching to the choir when it comes to you!

Haaa!  This is great. I could really play on words with the way that you "lure" with the right dress, using that pole, and jigglin your bait, but I won't. Cute post and metaphorically I hope you get your point across the those fishermen and woman out there;))

Michelangelo:  Absolutely!  It is very important to have an agent who knows the area and can tell you the right price.

Lori:  I think you are talking about a whole other post, lol!

Cathy:  What an honor!   I would like to thank all the little people...

Sheldon:  That is more than I could ask for...your "kinda post" is what I was going for!  Thanks!

Sharon - The right bait is indeed important ... true story ... two almost identical homes side by side one listed one private one with green grass one with brown grass ... listed with green grass sold immediately ... private with brown grass not a thing till it was listed .... vendor advised on a few minor appearance changes ...  it finally sold

I love this post, Sharon! You're spot on about presentation and your metaphors and pictures are so memorable. From the comments we all seem to love metaphors and will probably be using them more often now thanks to you!

Kathy:  There are so many stories like this to substantiate the investment of staging...it's just common sense people...I don't just make this stuff up!  Thanks for further validating the concept of proper preparation!

Debby:  I do love these two pictures!  I was pretty excited when I found the "catch of the day" photo.  The other one needed the house added to it, which I did in Adobe.  I'm so glad you like the post, Thanks for taking the time to let me know!
