If You're Fishing For Buyers, You Need To Use The Right Bait

If you're fishing for buyers, you need to use the right bait.

Unfortunately there are a lot of other sellers with their hooks in the water right now and those buyers have a lot to choose from.

In order to get their attention, you need to have the shiniest house. Your house has to be attractive, appealing, and memorable.

The secret is in the preparation.

You can't do anything about the location. The market will determine the price. Condition is the one thing you have the most control over.

The way you prepare your house for sale could determine just how long your house sits on the market and just how long you sit there on the shore and wait for a bite.

You don't get a second chance at a great first impression. Once they swim by, they don't usually come back again for a second look. Check out your competition and see what their MLS photos look like and then make sure that yours look better.

It's really pretty simple: The one with the best bait usually goes home with the catch of the day!

Love the pictures. Sure would hate to be the one that got hooked and strung up to dry.

I'm going to be printing your message for my seller with 12 cats. She just is NOT hearing me at all.

The best way to catch your limit quickly is to go big...I think Dynamite is better than bait, a big splash is often needed when everything (looks the same) is a ripple in the pond.

Sharon - Couldn't agree with you more. Photos make a big difference to online shoppers, could mean the difference between a lets see, and s-c-r-a-t-c-h-e-d off the list. Great post and the photos you selected send the message home.

Sharon-what a great analogy! You're so right.. . we can't control the location; we certainly are guided by market conditions, but we can control the appearance of the house.

Sharon - The right bait is indeed important ... true story ... two almost identical homes side by side one listed one private one with green grass one with brown grass ... listed with green grass sold immediately ... private with brown grass not a thing till it was listed .... vendor advised on a few minor appearance changes ... it finally sold
