Imagine a day where company will be showing up on your doorstep  - everyday!

I don't know about you but I wouldn't be too happy in that knowledge if I wasn't aware of my guest's arrival.  If you're like me, when I host my company I want it to be an experience, relaxing, fun, entertaining and most of all, stress free for me (well I try but once they get here I "let it go").  Now, what does this have to do with staging you ask....   • These guest are looking for an extended stay - for life!

You don't need to be a scout for www.hotels.com to figure this one out. IF YOU ARE SELLING A HOUSE, YOU WANT COMPANY TO COME EVERYDAY UNTIL IT SELLS!

Treat your potential buyers as honored guests, not an unwelcome inconvenience. You've opened the door and welcomed them in through the MLS haven't you?

Too many sellers don't keep their homes in tip top shape.  And in this market, the homes have to be in that shape for months at a time!

Karen that was great.  I've been a home seller and we all know that most of us consider it an invasion of our privacy to have people rooting around our rooms.  Its hard to detach ourselves from that mentality and even harder to convince clients to do the same.  I think the easiest solution is to move into a motel!

I have waded through rooms full of stuff -- especially the kids rooms -- often there are all sorts of obstacles and clothing on the floor.  It can be very difficult for the buyers to get past all the stuff and actually visualize themselves in the home.  I think you have a lot of good tips here!

When I was looking for my last house I was amazed at the condition people allowed their homes to be shown in.  The house I ended up buying looked like a model home and honestly I think that's what sold me.  My very first impression when I walked in was WOW, I was hooked and everything else was gravy.

Hey Karen - Great post! Yes, selling a home is an inconvenience.  My home was on the market last summer.  Everyday I had it ready for "unexpected company".  Some days no one would come, but hey, you never knew.  Anyway after all that, I'm still here (long story). But it was a great way to get rid of lots of stuff and get my closets in order. (lol).

It is definitely important to always have a home for sale "show ready".

Karen, you're so right.  I've had many clients get persnickety at showings, and I have to admit some agents aren't very considerate.. but sellers need to remember their goal.. and as you said make a potential buyer feel like a treasured guest, not a nuisance..  sometimes I have to remind them, that a late showing is better than no showing at all!

I really enjoyed your post.  I love to go in houses that are spic and span.  Then I come home to mine after working with buyers, marketing, researching properties all day and wonder where the little clean up fairies are that made the houses I show so sparkling and I wish that they would come to my house every day and work their magic.  So I just gave you Stagers a new tag line:  Clean up fairies that work magic.

Seriously though my buyers do not stay long in messy houses and generally do not put offers on them.  I can tell when I open the door if I will be able to sell that home by the way it is kept/staged.

I've just had a weekend of company for my son's high school graduation, and did your post hit home. There was no way I would have let them in my master bedroom closet!
