There you are.  I see you.  You're flagged expired again.  On the market for 300+ days and this is the second time I've seen you on the expired list. 

The first time you were here I send you the lovely "I see your listing has expired" letter and gave you all sorts of info on how my marketing strategies will work for you.  But you didn't listen read it.

And now here you sit on the expired list again because your agent probably forgot about you.  And when they get a call from you because you're getting calls from other agents trying to get you listed again, they'll say, "Oh yes I know.  I need you to sign the form again."  And then another 3 months from now it will be the same thing all over again.  Hey your agent lives 15 miles away, it's a long drive. (insert sarcasm text here)

Was it supposed so be an entry only listing?  No?  Oh, well kinda seems that way doesn't it?

Now here I am.  Ready to tell you all the wonderful things I can do to help you get your house sold.

1)  I grew up in your neighborhood.  Went to that local elementary school and still live in town.  I also work in town, about a mile from your house.  I could walk there in a pinch.  Since I live in town, I know the market inside and out.  I know what the price of your house should be and I know what buyers here are looking for.


2)  I'll do an open house (or two or three)  You may have heard that they don't work in some areas, but here they do. 

 


3) I'll get you on the broker tour.  What is that?  You've never heard of it?  It's when all the local area real estate agents come one morning Dunks coffee and business cards in hand to walk through your house.  They have buyers, you know, and some might just have the buyer for your house.

4) I'll get your house on the first page of Google.  It's OK you can pick your jaw up off the floor.  You see.  I'm on the internet.  ALL THE TIME!  I need a new eye glass prescription because I'm always on the computer.  I market on Facebook (the biggie in this area).  Oh you're on it too?  We'll get on my fan page.  I share all sorts of interesting marketing tid-bits and I make sure to post my listings there.  I'm also on Twitter.  And I blog on Active Rain. Never heard of it?

Well, that's the biggie.  You see when I write a blog post about your house Active Rain uses it's magic to get it out into the front page of Google.  Has something to do with SEO and tags and keywords.  I've been studying this stuff.  And it works.  Don't believe me?  Here check for yourself.  Type in Country Side Bellingham, MA.  See that first entry on Google?  That's mine.  Want a more generic one?  Type in House for Rent Medway, MA.  There I am again.  On the first page.

So those are just a few of the ways I can keep you off of that expired list.  Give me a call, send me an email, text me, friend me on Facebook, tweet me on Twitter and lets get together and get you SOLD!

Some great ideas there Erin and I can say that apart from number 1, I do all of those things.  We really owe it to our clients to make sure they never expire......so to speak!

It can be difficult for part-timers to keep up. Aunt Bea will wait until Junior gets lucky.

When I see what you have described most often the listing is not in the hands of a full time agent. BICs are doing their agency and clients a dis-service by permitting listings to expire only to be relisted several times and the listing go stale. When a listing is about to expire most agents contact the seller ahead of time. If sellers decide to change agencies they should be advised to withdraw the listing before the expiration date. I do not like to see any of my listings expire for any reason, I want them sold!

There are just so many variables that lead to this I'm not sure which one to start on (LOL). It irks me to no end but sometimes they do happen. I have sellers who left the country which made it impossible for me to renew my listing. It expired. Oh well... sometimes it can't be helped. If people go on vacation and don't come back when they are supposed to, what's a Realtor to do? Retired people can do what ever they want. I'm still waiting to hear from them. No one has heard from them. The neighbors are calling me asking me questions (LOL). ;-)

John LOL @ Aunt Bea.  You're probably right about it not being a full time agent.

CTS- there are all sorts of variables as to why a listing would expire.  Including Retirees on vacation ; )

This little rant was partially prompted by a neighbor who had her condo listed with another agent.  The agent was from out of town, wasn't really familiar with our area, didn't do any open houses or put it on the broker tour and was gone for 3 weeks in July on vacation without telling my neighbor (his seller).  Needless to say she will be listing with me in the spring ; )

Erin:

This is some very good information, particularly about how you can give the listing visibility through Active Rain.  People have no concept of this until you show them.  Then, wow.

Also, you are right about open houses. Most agents do not want to do them but they work in some areas.  I would think that Bellingham might just be one of those areas.

Erin, We are seeing a lot of listings over $200K expiring on our market. We still have an overabundance of inventory, and yes, many of them are forgotten about.
