A Great Way to Caravan

 My office came up with a great idea for a caravan that has agents from all over the area clamoring to join in.   At first it started out slow with only about 19 or 20 agents participating.  Now the caravan has a regular attendance of between 40 and 60 agents. The reason so many agents want to go on this caravan is because there is a drawing for $1,000 at the end.  This is how it works.  Our office sponsors the caravan, but agents from all offices are invited to join.  Each week ten slots are open for listings to be viewed by interested agents.  There is such a demand that each week a different section of the city is designated for the caravan, ie. north or south of the freeway.   There are certain rules for an agent to follow in order to have their listing on the caravan.  In the first place it costs $110, which is where the $1,000 comes from.  The other $100  goes to the person organizing the caravan for printing and other expenses.

This is not a shot gun caravan; rather it is more of an agent open house.  Agents must stay at the house and hold it open for 3 hours during the time allowed for the caravan.  All viewing agents must visit all 10 homes within the allotted time and must fill out a comment sheet on every house.  This is provided to all agents via a web site, along with rules and basic information about each house, cost, size, beds/baths etc.  Agents can visit the homes on the caravan in any order and can go at their own speed as long as they visit all of them.  They leave their business card at each house and the comment sheet, with their name and phone number at the top, at the last house they visit. The drawing for $1,000 is done at a neutral location, like a local board meeting.  The winner does not have to be present to win.   This is a form of advertising and it gives sellers feedback that they respect.  When was the last time you had even 20 calls on $100 spent for advertising?

This can seem complicated when you first hear about it but it is great and it really works.  Since we started, several agents have had more showings and there have been completed transactions.

Wow that is a really great idea!  Although I think we might have legal issues in Washington, my broker recently was talking about the legalities of holding contests at both Brokers Opens and Open Houses.
