With that amount of residents, how is the real estate market. Days on Market. Do you have very many agents  or is it a great market with a great place to live?

Susan, The Sun Lakes Real Estate market is soft right now with an imbalance of supply versus demand. Right on par with the rest of the Phoenix area real estate market. On a positive note, you already know that real estate goes in cycles, and it's my opinion the cycle is slowly shifting towards a more balanced market. I keep close tabs on statistics (click here for April and May stats for Sun Lakes) and base my opinion on the statistics I keep on record. You won't see much difference in the April and May stats, but looking at the past six months, you can see that things are improving. 

There are a lot of Realtors that focus their business on Sun Lakes because of it's popularity, and because it sure is nice to do business in the community you live in, and because we all really like living here! So yes, it is competitive, but not in an overwhelming way at all.

Great info on Sun Lakes.  I love it there, really quiet and relaxing.  I play golf over there about once a week.  Do you know what percentage of homebuyers can be under 55 and if there are any current homes available to the under 55 market?

Thanks for reading my post and taking the time to write a comment! I'll double check into the age requirements, but I'm pretty certain that 10% of the homeowners can be 40 plus. The last time I checked, which was when I moved here four years ago at age 50, there were only 6-7% in the 40-55 year old range. But I have noticed an increase of 40 plus empty nesters moving here, enjoying all that Sun Lakes has to offer! It truly is a terrific place to live.
