I had a routine visit to the dentist today.  It was just a check up.  No chance of any pain! Just the fear of finding something for future pain.  (yes they did manage to find a tiniest of cavities)

I spent the best part of 45 minutes with the hygienist.    Lying back and enjoying this rather nice looking woman cooking with garlic and tomatoes on some cable cook show, the hygienist asked me whether she should have the dentist come look at my mouth.  In the end, she decided to just look at the xrays- 3 minutes max.

This got me wondering:-

Why are dentists, doctors, you name it, organised, nay leveraged so they have help with some of the lesser skilled tasks.  This dentist is so highly leveraged that he/she spends 3 minutes with a patient!

Why is the Real Estate industry so far behind?

Is this the commitment we have to the industry?

Yes I know we need to spend more that 3 minutes with a client!!  Or do we?   When I send a buyer to my buyer's agent, I spend about 3 minutes.

When I have completed a listing, I hand the file to my assistant and she completes the file, submits it.  Completes the very extensive marketing program and helps me to keep in contacs with the client.

The down side.  I now have to go out and get more business and spend more time doing so.

The up side.  I now can go out and get more business and spend more time doing so.

Gary Keller's Millionaire Real estate Book has been my "bible"  in achieving this leverage.

The draw back is we can lose the person touch with our clients, if not careful.

I like the personal touch when I purchase almost anything.  I think that real estate demands the personal touch too.  That means spending however much time that the client needs.

Most people I know complain about the lack of personal attention from a doctor or dentist. Those guys sort of have us hooked there, too much hassle changing and the others are the same. Not true of most of our professions. If we seem detached, people look for someone they like better.

Steve, Randy and Roger, you all are concerned about the personal touch. It is a mindset.  Consider this:-

Here is the first common myth-understanding, Agents think they are so good that no one else could possibly do parts of what you do as well as you could.

This is absolutely false.  Hire a great assistant and or buyers agent and see you business grow.  I bet a good assistant can provide better service than you (in some areas like responding to detail questions)

If you are still worried about giving away the personal touch leverage tasks done behind the scenes, making virtual tours, filing, setting up appointments, loading listings to MLS and the Internet sites.

You can have leverage and keep the personal touch, where you make all the contacts but someone else does the detail.

But when you get busier you will either 1) be so busy you forget things and the level of service drops, or 2)you Will be spending too long working, get burnt out and become bored and service will drop.

You don't have to do this, but I went from 70 hours a week, to doubling my volume and halving my hours. now about 35 hours.  And I love it!!  Clients love my team.
