What is a Warranty Deed and Wording You can find in it, in New Hampshire!, a General Warranty Deed from is used to convey an interest in real estate. The General Warranty Deed, is to help guatrantee that the title conveyed is good and its transfer is rightful. It includes a promise by the preson maken it (the Seller) that he or she, or both will defend the Grantee (the Buyer) from any and all claims of others. (I need to add, that it does not always) I'll explain why I made that statement at the end of this post. Heres another part of the Warraty Deed, that does not always hold true, in New Hampshire. A General Warranty Deed is used in most Real Estate deed transfers and offers the greatest protection of deed.

What is a Warranty Deed and and Wording You can find in it, in New Hampshire!, Two certain tracts or parcels of land situate in the Town of XXXX, County of XXXX and State of New Hampshire, more particularly bounded and described as follows:

Tract 1

A certain tract or parcel of land depicted as Lot #2, containing of XX acres, more or less, on a plan enitled, this area will have name, address, town or city, NH, Surveyed Oct. 2009, by: name of surveyer. Scale 1 inch = 200 feet which premises are more particularly bounded and described as follows:



Beginning at an iron pipe set in the ground on the southerly side of the XXXX and the westerly side of the XXXX at the northeast corner of the within conveyed premises, thence running in a general southerly limit of said XXXX a distance of fifteen hundred forty feet (1540') to an iron pin set in an uwesterly and northwesterly direction along the nonnamed brook as depicted on said plan; thence running in a general westerly direction to the thread of said brook; thence running along the thread of said brook in a general southerly direction a distance of twelve hundred thirty feet (1230'), more or less, to a point easterly of the pipe set in the ground on the westerly bank of said brook; thence turning and running in a general westerly direction to said pipe set in the ground on the westerly bank of said unnamed brook; thence running south thirty seven degrees west, a distance of three hundred eighty nine feet (389') to a stake and stone marked John & Tammy, 2009 thence turning and running south fifty three degrees east, a distance of two thousand twenty two and two tenth feet (2022.2') to a stake and stone marked Draper 2009, thence turning and running north thirty seven degrees thirty minutes, a distance of one thousand two hundred forty six feet (1246.0') to an iron pip set in the ground on the westerly side of the Mine Road; thence turning and running in a general northwesterly and northerly direction alon the westerly limit of said Mine Road a distance of one thousand feet (1000.0')

(Will you see, the New Hampshire Supreme Court, has been known to say "NO" to new homeowners, and have ruled that titl/property boundaries don't matter. So when your buying property here in New Hampshire, You sure do need to Beware! and be concerned that the New Hampshire Supreme Court has recently ruled, that 45 year old property deed titles and surveyed, staked, marked property boundary lines do not matter and if any abutter can very easily claim that they own the land!  This has even happen to folks, that have owned their property for 20 year.) Now ain't that just a fine Howdy you do!

Steven - Not at all sure if I'd like work-en for an Attorney. It would be just way to boring.

Sorry that I have not gotten a new blog post, posted as of yet, still a worken on them. Come up with two new ideas for posts today. Sure do wish sometimes, I could get the ones in my head written out and posted, before any new ones pop in to my mind. But I reckon thats better than geting writers block.
