We all have seen homes that are untidy, but your eyes are not going to believe what you are about to see. I know I could not believe my eyes......

My showing was scheduled and confirmed the day prior to showing, so seller had plenty of notice.

This home is in an upscale neighborhood, and it is now listed for $500,000 as a short sale. In my market, homes listed at $500,000 are usually spotless, often staged never cluttered.

I cannot help but wonder if seller has the home listed to buy time, while living for free and taking advantage of what would have been a beautiful home (cleaned), great community and A++ Schools.

This seller, in my opinion, is not really trying to sell the home. This home would have been under contract, a long time ago, if there were no moldy clothes on the bathroom floor and needles on the kitchen counter..

It also begs the question.. where is the listing agent????

The lender isn't going to delay any possible foreclosure proceedings just because the house is a mess.  They have no idea what is going on in the home.  The only thing the owner is doing is living in a messy house and not facing the reality of the situation.

Really a shame -I would be extremely embarrassed as a listing agent as well! I sure hope you notified the listing agent - given the benefit of the doubt maybe they are not aware of the mess???

I am sorry Pat but I am going to disagree with you...

Lenders will file the NOD at the right time, after 3, 4 months, but after that, seller can manipulate the lender into believing they are making an honest effort to sell the home, delaying the foreclosure process...

Furthermore,

Sellers hire attorneys and  go to hearings and request the courts to give them more time to "sell" their home and they often get it.

I did notify the agent. I can only hope she did not know...

But it is hard to believe that this is an unique incident... The kind of mess this home is in, does not show up from one day to next.

I would feel extremely embarrassed, in any price range, but at this price point, it is REALLY embarrassing.

WOW, Of course the lender isn't going to delay any possible foreclosing proceedings just because the house is a mess...but the job of the listing REALTOR is to SELL the home and avoid a foreclosure...it is ridiculous that the bank would even go the foreclosure route in this instance...the sellers hired a REALTOR to SELL their home and it is the job of the listing REALTOR to put some heat on these sloppy home owners in order to AVOID the seemingly inevitable foreclosure at hand...or cancel the listing!! I smell something suspicious here!

Oh my goodness!!  It never ceases to amaze me.  I showed a condo yesterday where the sellers had 24-hour notice.  When we got there, they admitted that they had just gotten up (1:30 pm) and the place was a pig sty.  My buyers couldn't wait to get out!  Shame on the listing agent.

Hi Patty - Looks like one of my listings! I actually like this because it leaves a bad taste in the mouth of the BPO agent.Plus we don't want the BPO agent to see granite countertops or think the bathroom was a place of tranquil luxury, do we? ;)

Anyway, to answer your question, the listing agent is helping their clients to the best of his/her abilities. My opinion is that a listing agent should maximize the advantage of a short sale for their clients.

The best short sale I had was a guy who gutted the insides of his house to grow marijuana. His hardship was he got caught and thrown in jail and the cops took his crops. Can we say loss of income as a hardship?  ;)

Please send photos, I am sure mine are not the worse there is.

Keep in mind my appointment was not a BPO appointment... and I am pretty sure there is no line adjustment for filthy pig home on a BPO form. LOL

 

It isn't the listing agents fault that the sellers are messy, but I, personally, would not accept that listing.

I list a home to get it under contract and closed AS SOON AS possible.
