What Sold in North Okanagan Real Estate Last Week - Oct. 4N, 2009

Here is an overview of the sales activity in North Okanagan real estate from Sept. 28 to October 4, 2009.

Lots and Acreages:

A total of 5 properties for sale moved to sold status The median sale price of lots and acreages sold was $ 255,000 with a median list price of $269,900. Of these,  only 1lot was sold and 4 acreages parcels varying from just under 3 acres to over 160 acres sold. Prices ranged from $190,000 for almost 4 acres toward Silver Star, BC to $290,000 for almost 20 acres on Mabel Lake Road - Lumby BC. On Average the properties that sold had been currently listed for 438 days with listings ranging from 110 days to 1030 days. Sellers accepted an average of 92.0% of the current list price on the lots and acreages sold with a range of 85.7% to 97%.

The lot sold was listed at $244,900 and sold for $210,000 after a current list period of 1030 days.

Manufactured Homes:

There were not manufactured homes sold this past week in North Okanagan real estate. 

Single Family Residential Homes:

In the past week, 15 homes for sale in Vernon BC and the surrounding North Okanagan communities moved to sold status. These homes were on the market an average of 108 days and sold for median sales price of $350,000 on a median list price of $385,000. Listing prices for the homes that sold ranged from $207,000 to $618,000 and the corresponding sale prices ranged from $196,000 to $590,000. Two sellers realized 100% or more of their list price in the single family home for sale market this past week. Both of these were new or to be constructed properties. On average sellers accepted 97.1% of the current listed price with the lowest accepted price reflecting 93.3% . Four properties sold for less than $300,000 and 3 sold for more than $500,000.

Strata properties:

In the sector of Vernon BC and North Okanagan real estate that includes apartments, condos, and attached, semi detached and detached townhomes, 7 properties moved from for sale to sold status. These properties had current listings that averaged 256 days in length. The middle or median list price was $299,900 and the median sale price was $286,000. Days on the market ranged from 91 to 442. On average - sellers accepted 97.1% of the current list price for strata homes. The amounts accepted ranged from 92.8% to 99.1% of the last listed price. List prices ranged from $97,900 to $625,000 with sales of from $96,500 to $615,000.
