I'm about to list a home in Northern Virginia with four bedrooms on the upper level. The lower level, which has oversize windows but no walk-out, consists of a Recreration room, a full bath and three other rooms only one of which I would consider a bedroom. I think most agents in my association would agree since the other two rooms don't have any windows.

To my surprise, the County Tax assessment records lists the home as a seven bedroom house. In view of that, Can I be comfortable listing the home on Multiple listings as a seven bedroom house?

Hey AJ,

Hum, in my neck-of-the-woods, most would only consider the rooms as bedrooms if they have a closet.

First, I'd check with your broker/office manager in this case. I'd think in any situation you can also add "county assessment records show as 7 bedrooms", identifying your source.
