Staging, Selling Advice, Clean up your house!  It seems that this is the most talked about subject when selling your home.  The reason I picked this post is because it's true!  Buyers don't want to look at all the 'stuff' cluttering up your home! They don't care how you live!

Pig pen, pig stye as they say in the Midwest is not the optimum look I'm personally going for when showing or listing a home!

Dirty Dishes

 

 No, believe it or not, those dirty dishes have no intentions of cleaning themselves. Don't get me wrong, it we were in a perfect world that may fly. But since we both know that  we're not,  you may want to break out the soap and get to work.  You may be surprised in the difference that it will make in the appearance of your kitchen.

 While I would love to say that people are going to look past that two foot pile of dirty cloths that have completely blocked out the bedroom floor, that's not going to happen either. There's a genuine reason that your Realtor asked you to clean the home and make it look good. That's because we intend to show and sell it. After all, that's what you hired us to do right?

Dirty Cloths

 The fact of the matter is that people will not look past all the areas of your home that need to be cleaned. They want to see a model home. Have you ever been to a model home that a builder has built in their new communities? These things are perfect on a daily basis and there's a reason for that. Most buyers you visit communities want to buy the model home. It's clean, cluttered, well decorated, and looks great.

 Now back to my redundant speech about the mess you call home. Yours needs to look like that model home and no matter how many times you ignore my advice, buyers won't ignore your pig pin. They will see that you don't clean up after yourself and they will know that you don't likely maintain other parts of the home any better. So chances are they will flee from your house like a kidnap victim who managed to untie themselves. And if we can catch them, chances are we will just take them to another home.

Dirt

 Don't try to cut corners either, do the job right and you will be rewarded with good feedback from Realtors and prospective buyers. The home needs to be ready to show and that takes effort on your part, we are in this together like it or not.

 And while your at it, how about cranking up the tractor and doing something with that jungle you call a yard as well. I lost 3 perfectly good coworkers in there last week and I don't want to be the latest statistic. If I want to go on Safari, I'll call a travel agent and take the guided tour.

Lyn, whaaat, of course I am, but tell me again.

Last week, on AR, I viewed virtual home tour of a messy kitchen complete with dirty dishes, cluttered living room, laundry room with the washer lid open and stuff all over including clothes on the floor, a sloppy patio with a wooden pallet leaning against the fence topped off with a really messy garage.

At first I thought it was a joke.  What was the agent thinking to allow the pictures to be even taken much less displayed on their site?

Donna, yes that's true, but it gets tiresome reminding adults.

Bill, alot of agents don't want to make another trip to the house for the staging pictures so they take them like your mentioned OR they take them in the dark.  It's like halloween pictures, here's the house just before dark, here's the bedroom in the dark.  Here's the back yard in the dark.  Ridiculous!

Lyn: I turned down two listings because the houses were so cluttered it was utterly ridiculous and neither seller had the motivation to de-clutter but they wanted their house to sell.  Guess who they will blame when it doesn't sell!  I also, recently took some buyers out to see a house that was a horrible mess and the buyers were so distracted by the mess, they didn't even try to look beyond it.  Which I admit, it was difficult to look beyond it.  I was really not happy with the agent for at least not warning me.  Nothing like opening the door to a house for sale and get a shock like that.  The buyers just shook their head and said they couldn't believe people actually lived that way and I couldn't believe someone would actually spend marketing dollars to list it.

Donna, it's true and it seems like it's getting worse recently. As you say, why spend the money to advertise & market a house that looks like an explosion took place in it every day?  Sellers keep saying to look beyond it but buyers just can't.  And with the market the way it is, they don't have to.  They'll just go on to another house.
