Calgary's real estate market is picking up and as a result, I find that I am confronted with competitive situations more and more. Anticipating that my offer might be identical to another agents, I supplemented a recent offer with a small note to try and sell my clients to the sellers and seller's agent. Now obviously this would not work if our offer was not the same or better than others. But, faced with identical offers I appealed to the seller's sense of humanity and scored my clients the property. What I said in the note was the truth and I did not exaggerate. I simply gave a face to an otherwise faceless document (the offer to purchase). And, it is in these moments that I realize that it is the little details that often make the difference for my clients.

I agree, Miranda.  I did the same thing with a recent offer and we got the contract.  However, the other buyer also did not include their pre-approval but I do not know if the offers were the same.  It never hurts.

Miranda,  I wouldn't discount the value of personalizing your clients offer, for a second. We were given preference in the purchase of a ranch property 20 years ago.  The Seller may the decision to sell to us even though the other offer was stronger.  I agree with Larry this still goes on today.

Miranda, Great idea.  You personalized it and made a difference.  When I'm going out on a listing appointment, and I know I'm one of many, I send a small floral arrangement afterward thanking the potential client for meeting with me.  It's just another way of standing out.
