I agree with all of your points but #1 especially. I think any seller preparing to list should have an appraisal done. That will help him to price it accurately, will give him the ammo he needs in countering a low offer and should give him confidence in knowing that that it will appraise during the financing process.

I totally agree with your comment 'Before signing a listing agreement with any real estate agent, make sure you know EXACTLY how your home will be marketed'  There is basic marketing and then there is full-blown marketing - putting the home out everyway in every way possible. Works for me and gets quick offers.  Seller are happy!

Svetlana:  There are times if a home is priced right... and the buyer likes it... and if they have recently lost another home from making a low offer... they may at times make an offer above list price... just to make sure that they don't lose the home again.  But... they're only going to do this if the home is priced right in the first place.

Nobody is going to offer a price over list price... if the home is already overpriced to start with.

Leslie - it's amazing how sellers' expectations change and optimism grows when the buyers activity is gettimg higher. This summer was very active in Cleveland, mostly because of the reasonable pricing. You will be surprised how many new overpriced listings appeared on the market now! Sales slowed down immediately.

Barbara - I've just got a call from one prospective seller who wanted to re-list his house with me. His previous agent did not care about what you called full-blown marketing. All listings are somehow on the Internet today. It's pretty hard however to explain the difference between just being at Realtor.com and real Internet marketing campaign.

Karen Anne - Here in Cleveland we experienced multiple bids and above list price offers in many cases. You are so right that "Nobody is going to offer a price over list price... if the home is already overpriced to start with."

My son was in Dallas last wekend. I wish I were there with him !
