The number of homes sold in Cardiff in September rose, with 4 more homes sold than in August. Prices shifted up overall, and for attached homes, but declined for detached homes. Because of the very small number of homes sold, it would be unwise to draw any firm conclusions of the pricing trends or other trends.
At the end of September there were 5 homes in the Cardiff real estate market with a Contingent status (i.e., short sale and REO homes that had offers being reviewed by the lenders). Until approved these homes are considered active and, thus, are included in the Active statistics below. Of the Cardiff homes that sold in September, 1 of the detached homes was an REO; 1 attached home was a REO and 1 was a short sale.
As of September 2009 there were 50 Cardiff homes for sale, 3 fewer than last month. This represents an inventory of only 2.9 months for attached homes (down from 5.6 months in August 2009) and 7.8 months for detached homes (down from 10.2 months in August).
11 Cardiff homes came on the market in September, 1 more than in August, with 12 homes going pending during the same period, 2 more than went pending in August, which had increased over July as well.

Data are based on information provided by the MLS for homes that went under contract in the last couple of months. Hi Jeff, Cardiff is one our more unique areas. There are quite a range of homes in this coastal community both in style and price. I suspect that the properties there don't seem to be as impacted as some other areas that might be more vulnerable.
