Emerald Isle had 12 closed residential properties in Jefferson Place (2), Ocean Oaks (2), Lands End (2), and six in unincorporated location. The average sales price for the closed "homes for sale" in Emerald Isle in September of 2009 was $541,825, the low was $220,000 and the high was $820,000.

A total of 11 Emerald Isle homes for sale went under pending status in September including The Point, Pebble Beach, Ocean Oaks, Deerhorn Dunes, Emerald Cove Condominiums, Ocean Forest, Osprey Ridge and 2 properties in unincorporated locations.

There were 2 listed land or lots for sale that closed in Emerald Isle in September 2009: one in the Sea Oats subdivision and one in an unincorporated area. There were no lots that went under pending sale status in September in Emerald Isle.

Am I reading the chart correct when I see the sold price/list price ratio of 84% on average?

Jeff, It looks an awful lot like Flex MLS because it is Flex. Do you use Flex at your Board?

I guess I need to make that graphic a bit bigger - the September sold price vs. list price ratio was 88% on the low end, 96% on the average and 97% on the high end.

Marian, LOL  - class? No it was desire, ingenuity, 6 or so different softwares, lots of trial and error, my background in desktop publishing and a few choice words now and again (if you know what I mean). I'll be happy to share with you.
