3 Comments on Appraisals Are Causing Traffic Jams on the Closing Highway
Sally - I don't know about Georgia , but here in Maryland the Listing Agent is allowed access to the appraiser. When the appraiser calls the Listing Agent to gain access to the property at a certain date and time we are there with our handful of comps and a smile , ready , willing and able to assist them if need be.
I have found that when the appraiser is assigned he/she may not know the area and any helpful information goes a long way in ensuring the contract survives to the settlement table.

Laura,
Your comment is right on the money. The assigned appraiser may not know the local neighborhood or market. Especially if they are from out of state!
In Georgia, we use contractor codes for the appraisers to gain one time access to the elctrionic lock box. Your system would be a nice way to make contact!
Go terps!
Here in Connecticut, some appraisers will ask for the information and some won't. It's a sensitive area, but we try to be pleasant, not be pushy and hope they are open minded to appreciate the help. It's still a tough way to lose a deal.
