Aviara Point - A Luxury Gated Enclave in South Carlsbad

 Probably the most exclusive area of Aviara in Carlsbad is the gated community of Aviara Point. Sequestered behind gates on Aviara Drive (2 entrances), this luxury neighborhood across the canyon from the Four Seasons Hotel offers the finest in residential living with terrific ocean, lagoon, hill and golf course views (3rd through 5th, and 7th and 8th fairways) depending on the home.

 The Aviara Point enclave of 69 detached, custom 1 and 2 story homes offers the finest amenities on a hillside setting overlooking the Batiquitos Lagoon and the ocean. Homes range in size from 2,800 to 8,000 SF and are Tuscan and Spanish in style, and reminiscent of the estate homes in Rancho Santa Fe. Lot sizes are generous, some as large as 15,000 - 17,000 SF.

As of this writing (June 2007) there were 2 homes for sale in Aviara Point, priced from $2.1 million up to $2.45 million (3,248 and 4,384 SF respectively - see photos below). Recent sales in the last 6 months were at $1.5 million and 2.25 million. Aviara Point homesdo not come up for sale often - only 3 properties have publicly changed hands in the last 2 years. Residents pay HOA fees as well as Mello Roos fees.

       

Aviara is a resort residential community so there are no shops or restaurants. However, residents of Aviara Point can readily take advantage of the amenities of the Four Seasons Aviara Resort which anchors the community - several restaurants, upscale shops, the spa and health club, and naturally the famed golf course.

The South Carlsbad beaches are only about 2 miles away, as is shopping along the Coastal Highway (Route 101); the main shopping areas of South Carlsbad are 10 minutes drive along El Camino Real as are an assortment of restaurants. The highly regarded Aviara Oaks Elementary and Aviara Oaks Middle Schools are also a short distance away.

 If you are seeking a primary or secondary luxury home in a resort residential community with ocean views and within minutes of some of the best beaches in Southern California, the custom homes of Aviara Point may be right for you...but you may have to wait.

Jeff - I just come by here for my California fix! :) I will never move back, but there are so many beautiful places to see. Is the Four Seasons in Carlsbad new? My husband and I were trying to place where it is and assumed it is new in the last four years or so.

The Four Seasons was built back in the 1997 I believe. It is across the lagoon from La Costa Avenue, and betweem the Coast Highway and El camino Real.
