I recently had the pleasure of meeting Judy Kincaid,Picture of Home Stager: Judy Kincaid, Tampa Home Stager (Destined To Sell)  a Tampa Bay Area Home Stager.  She shared with me her story of how she started home staging and how she was doing it "before" it was called 'Home Staging'.  

Judy simply said that she prepared her home to sell years ago, and received multiple offers, and ever since then, this is what she does.

After returning from the Strategic Forum for By Referral Only Membersin Ft Lauderdale, Florida, there was alot of buzz around Home Staging and the benefits of staging a home.

While I was away, we received a CASH offer for a home that we had already SOLD 3 previous times!  Yep you guessed it financing fell through 2 times, and the 3rd contract cancelled after home inspections.  

So, One of the biggest take aways from this was... Get the home Inspected in advance, and Home staging in this EMPTY home, perhaps would have sold (uh.. yeah... with an actual closing) this home earlier! 

The long and the short of it was, YES our client was still happy in the end.  However anything to make the transaction a smoother flight for both us would have been better!  BOB

....So I am curious... How many of you LISTING AGENTS, recommend a home inspection in advance?

How many recommend Home Staging in advance?    Any thoughts or suggestions on how this is working (or NOT workin out) for ya?

I haven't felt the need to recommend a home inspection in advance - yet.  I do tell the sellers that if there are one or two obvious things that need to be repaired, that they should put the money aside to fix them and those items are our 'gimmes' on the buyer's home inspection.  That way the inspector earns his fee for 'finding' the bad items, the buyer 'makes' the seller fix those things, and the seller already has plans and the money to fix them.

Great points to ponder.  Home staging is a growing trend in our area.  It is also a sign of the times.  It is all about how the home is "packaged".   But, it is a lot of money to shell out in a market where your home my sit for a while regardless of what you do...

Katrina, I had a home staged before and the comments that we received from prospects were all positive and encouraging. Unfortunately we did not sell the home because the seller were too greedy.

I now work mainly with buyers, but if a sale comes my way I'll take it and I think I am going to remember your post and have the home inspected prior to listing.

Hi, Katrina!

We have a wonderful interior designer/home stager that we work with extensively, especially in Country Club of the South, a neighborhood where my team leader lives and in which we do a lot of marketing/business. It is nice to be able to recommend her and let her tell our sellers what they can do to improve their homes for listing, so that they feel they are hearing it from an "expert". Also, she is an interior designer so she has extensive connections in case the sellers want or need to go beyond just staging the home.

  It really depends on what is "usual and customary" in a marketplace...Here if you do an inspection before the home hits the market, it is likely to cause suspicion that the inspector was your Uncle, Cousin, etc. since it is usual to have the buyer do it.....Stage away anytime...Buyers think with their eyeballs !

I agree with Pat; I let the seller know what is down the road and let the buyer have the POWER to get these things fixed. The buyer feels empowered, the seller has been made aware that the defects have to be fixed before the transaction is complete and everyone is happy.

I always get a home inspection as part of the listing. It helps the me and my client design a sales program, we can address problems upfront, it reduces the amount of re-negotiation over a buyers inspection. Does not prevent the buyer from getting their own inspection and theya re still encouraged to do so. But most buyers (and agents) pretty much roll over and accept what we have done making fo a lot less stress in the transaction.
