I've got to tell you, Every deal is so difficult these days! Buyers and sellers are in such need of "hand holding" these days. Maybe it's just me, who knows.

the loan enviroment has changed drastically these days....what you could do 6 months ago you now can't in some cases....people have heard such negative things out of the media with "bubble" talk etc.... a little handholding is a good thing

I agree that hand holding is good. I've bee pretty good with buyers understanding the mortgage change and negative press w/ the media. I've been getting hammered with inspection related problems that years ago would never have been an issue. I guess buyers are protecting their investment a little better these days.
