In the not to distant past * rental advertising meant print newspaper ads, usually in-line classified ads AND a sign in the front yard....then it evolved into listings put on online websites, and signs and fewer print newspaper ads.....NOW marketing is 24/7 and advertising is daily.....

I MARKET through my website 24/7.... http://VaHomes4Rent.com ...is available for prospects to preview 24/7 with interior photos and floor plans.  I can tell that prospects are viewing my website through various statistics available through the hosting site HERO AND I can check the on-line click counter.

For single family homes (SRFs) I have a sign in the front yard if it is permitted by the HOA/PUD covenants and my signs have my website on them.

I ADVERTISE by posting a selection of  three to five listings DAILY (expecially WEEKENDS)  on our local Craigslist section...... http://charlottesville.craigslist.org/apa/   I use either the HTML of my HERO property listing or the HTML of a postlet ad.  This allows me to have the same property listed 2X in a 3 day period....

Some might call this AGGRESSIVE MARKETING and I would agree; however, it is getting my properties rented....I post my CL listings early in the day and check back to see their "location" on the site.  Luckily, they rarely fall off the first page/100 listings  at this time of the year because properties have been rented prior to the start of school AND many postings from out of the area have dropped off.

We have been working with a number of rental listngs this year and find that Craig's List and Military By Owner (for our area) are the way to go.  It is amazing how quickly print advertising has died as a way to get information out on listings.

Pat * I stopped using print media when they would not address the broken link to my website from their online issue.....while walking my dogs in my neighborhood, I am surprised how many homes no longer have print newspaper delivery * sad commentary; however, those who were slow to go online only have themselves to blame.

Charles * most CL users don't understand how the listings "disappear" or that re-posting of listing is possible.....those who use postlets as their HTML for their listings actually look more professional and polished...

Hi Wallace, Great info, I've had a good response from craigslist especially for open houses. I repost my craigslist listings weekly, but maybe I should repost several times a week.

Good reminder about how valuable the internet is in this new age of marketing.

Re Craigslist, sometimes they don't allow you to repost right away.  I use three different emails to post so that I can just rotate them.

It is great seeing how other marketing techniques are working for others.  I actually get calls from CPAs from time to time in my area askng if my ads on Craigslist work.  Like most advertising pople want to know that you are not just a fly by night.  Regular postings and posting that look professional have proved to get responses.

Charles * I dropped out of the Yellow Pages over 5 years ago and got a few "I could not find you in the phone book" for a year or so * NOW they find me from my signs, my CL postings AND my direct mail marketing efforts....I decided to spend the $$$ on printing/postage with direct mail when I opted out of the Yellow Pages...it has worked because I am MARKETING to the property owners in areas where I WANT to have properties to manage....my constant marketing of properties on CL gets me clients because they SEE my aggressive marketing efforts

Wallace, I appreciate your post.  Craigslist is my main source for rental prospects, too, although syndication from a few other websites, along with our MLS feeding to Realtor.com, is getting us some traffic, too.  I'm also happy to read that you are using direct marketing to reach landlords.  I've been thinking of doing the same thing.

Eric * our online real property tax database will actually cull by subdivision and format to PRINT 5160 mailing labels for mailings!!!!  I print them on regular paper , highlight the out-of-area owners and then create my OWN database mailing labels of these owners that I can re-use.  I check 2X annually for updates and am planning on quarterly mailings - I mailed a 3-panel brochure with my Annual Landlord Calendar in August and by using my own database, I can correct addresses as the returned mailings come back from the po...If I get 5 to 8 new properties annually, this is well worth the effort and costs.

I post consecutive 2 days with my website HTML listings on CL and then the 3rd day is my CURRENT/VACANT property listings from postlets which ALSO has partner sites....between CL, postlets and partner sites to HERO, my properties are on 20 to 30 sites with minimal effort....I only put a rental listing in our MLS IF the property is VACANT and I have Realtor lockbox on it.
