 Market reports can be a little boring, but they do shed a real light on what is happening in real estate around the area. The following information is from May 1, 2004 - June 19, 2007 for all of the Pueblo Area including the Arkansas Valley.

456 Single Family Homes Sold / the lowest $6,500 / highest $618,000

Median list price $122,250 Average list price $133,451

Median sold price $120,000 Average sold price $129,961

List vs Sold percent Average 95.9%

List vs Sold percent Median 98.08% DOM 94.5

These numbers could be interpreted numerous ways. But they do tell us that properly priced homes are selling for near the asking price. These numbers also tell us that homes are selling despite what the news tells us about a slow market. From personal experience I know that sellers with properly priced homes are getting close to their asking price in approx 3 months. And buyers who hesitate are losing their first choice for a home.

Dena, I always like to see these reports vary from different states.  Reports like this paint a much better picture than what the news media reports, and their effort to lump everyone into the same pot.

Where in the heck is the $6,500 house? I think our lowest price home was around $69,000. What an affordable difference a 20 minute drive makes!

Marianna, I included everything on the MLS. In this case $6500 will get you a 30 yr. single wide on leased land in Avondale. But it would be interesting to compare the lowest sold site built house from both areas.

Numbers may be boring, but necessary.  The information extracted is critical in understanding and tracking trends.  Trends will signal market changes.

I was going to ask the "$6,500" question, but see that Marianna already did.  :-)
