How do you know if your air conditioner is broken. Charlotte home inspector Preston Sandlin's kids show you what home inspectors look for when they inspect the air conditioning on a house. Home inspectors are looking for a 15-20 degree differential from the return to the registers. If you differential is too low your fan speed could be too high or you could be low on Freon. If your differential is too high you fan speed could be too low or your filter could be dirty. Either way if your differential is too high or too low you will want to call a lisenced HVAC contractor. If you have any other air conditioning or home inspection questions please visit Preston at his website http://www.charlottenchomeinspector.com

Preston... I see two young home inspectors learning their trade early in life.  You should make it a family business.

Preston,

Maybe this job will have high demand for the children to follow their father's footsteps.  Never hurts to have any skill in your pocket when the time comes.  Just replaced a heat pump that was electrically shot through the heart.  Check with Century 21 about their American Home Shield policy and tremendous benefits.  Good luck with your job and your "trainees!"

Preston, I think you are on to something here.  I don't think you're expecting your girls to follow in your footsteps...I think you've got them working for you now!  You know those crawlspaces with eight inches of clearance from the dirt or gravel floor to the floor joists...you probably send them in for you...tethered of course in case they get stuck, just a little tug!!  And then there are those air ducts or chimney flues...and don't forget about the hot attics with limited access.

I hope you're smiling and know that I'm just messing with you...by the way...there is this culvert in front of my house and it's only partially filled with water and I think something is stuck...never mind.

Preston, I just LOVE your little darlings!  They are sure to follow in your footsteps--they're going to have to know how to run your empire when you retire, aren't they?

Have a great Sunday...
