For the period of January-September 2009 there were 221 homes sold with an average list price of $178,661, an average sales price of $213,538 and a median sales price of $179,900.

The average sale price to list price ratio for January-September 2008 was 95.86% and for January-September 2009 was 94.75%.

The average days on market for January-September 2008 was 79 days and for January-September 2009 it was 81 days.

In reviewing this comparison of year to year market data for West Haven CT there has been a considerable decrease in the number of homes sold and the average sales price is still trending down. Short sales, foreclosure and bank owned sales have been a contributing factor in the continuing decline in the overall average sales price. We are however now seeing a positive trend in the reduction of the months supply of inventory which is sign that the market is beginning to stabilize. The average days on market for homes sold this year has increased just slightlly from the previous year.

Hi Debe! You were my mentor for putting the graphs into these market reports. West Haven has seen its share of foreclosures and short sales which have contributed to the declining sales prices.

Andrea - August was a little slow for me but things definitely picked up in September and into October. Let's hope that it stays this way for a while.

John - Isn't that the truth? There have been some areas here along the shoreline that have been hit a little harder than others but we're starting to some positive trends. Thanks for the reminder about commenting on other memeber's market reports.

Jennifer - I think it will.  The majority of buyers I'm working with right now are all first time home buyers.  Their primary reason for buying right now is due to the low rates and home prices.  The $8,000 tax credit has been an incentive for a few others.
