Emerald Isle is down 14.67% in the number of homes sold in Emerald Isle North Carolina for the first 9 months of 2009 compared to the first 9 months of 2008. The average price of a home for sale in Emerald Isle dropped 3.49% compared to the same period last year. The average price per square foot of a home for sale in Emerald Isle also dropped by 7.33% over 2008 statistics to $271 average per sq/ft. The number of days on market climbed slightly to 4.5%.
Swansboro, Cape Carteret and Cedar Point area sales were down 21% year over year and prices down 9.70% for the same period. The average price per square foot is tracking at $127 which is 3.45% lower than 2008 for the same period. The days on market shows it is taking longer to sell a home by 7.11% or an average of 226 days.
The numbers for the entire Crystal Coast MLS area show that home sales are down 11%, average prices are down 6.16% with an average price per square foot coming in at $145 and it is taking an average of 210 days on the market to sell a home for sale.

Land an lot sales for Emerald Isle North Carolina are showing improvements in the number of lots sold by 450% over 2008. The average price for a sold lot is also up 31% over 2008 with an average sold price of $486,968 per lot. The average days on market is taking longer, 187% longer or an average of 336 days to sell your lot.
Western Carteret County North Carolina including, Swansboro, Cape Carteret, Cedar Point is showing a slight drop in lot sales year over year from 2008 with a 10.5% decrease in sales. The average price of sold lots in this area of the Crystal Coast is $116.353. The average days it takes to sell a lot in Swansboro, Cedar Point, Cape Carteret went down 21% to 260 days.
Crystal Coast MLS area of North Carolina is showing an increase in the average price of a lot sold by 18% over 2008 to a price of $157,129 per lot. The number of lots sold has drop in the year over year number by 17% while the average days on market has also dropped by 7.5% to 269 days on average to sell a lot on the Crystal Coast.
