LOUDOUN COUNTY BUILDERS ARE MOVING HOMES, INVENTORY AND SPECS.

I previewed new homes in northern Loudoun County today for a lovely couple relocating from Massachusetts.  The area in which the buyers wish to buy is hot, hot, hot.  Ashburn, Aldie and Leesburg in Loudoun County is always popular with home buyers who want an easy commute to jobs in the high tech area in Loudoun or Fairfax County. 

I was surprised at the builder traffic.  Every builder I visited had prospective buyers touring and some were in their offices writing contract.

All selling.  There is no housing recession in new home sales in Loudoun County, Virginia. 

IF THE PRICE IS RIGHT!! 

Fortunately for the buyers for whom I am previewing, new home prices have been reduced by about 20-30% over the past 3-4 years.

Regarding the fourth quarter from a large builder perspective, results for the region must be reported soon- buyers should be all over the deals in a fourth quarter-it's the most pressure all year. Just guessing. With rates as we have, worth a look.

Interesting and great news!  I went and saw the philly design home today...a 3800sq ft twin (new construction) for $1M.  Surprised me that they were building them so I'll have to check out the sales in the area to see how well it's supported.

Good luck, Lenn - They look like great homes and if they are near good jobs, all the better.  The job issue is the secret.  Here in Sandpoint, those homes would sit vacant for a long time.

William.  I do refer most buyers to my team of agents and brokers.  However, the key word is "most". 

These folks were referred to me by an ActiveRain member and they are looking for new construction in my neighborhood.  These folks are planning to buy in Loudoun County Virginia where I live.

Katerina.  Thanks.  That's a home built by Lennar.  They are offering excellent value in our area.  However, in Ashburn, where these buyers are looking, Lennar won't have lots available to sell until about February. 

Laurie.  Don't thing for one minute that fact (4th quarter financials) doesn't enter my mind when looking at new construction at this time of the year.  I've understood that benefit for my buyers for years.  However, inventory in Loudoun County is scarce and not much will close before Dec. 15.  Of course, even a "booked" will be worth something. 

Krista.  It pays to stay on top of trends and traffic in new construction.  I love to sell new homes.

Shelden.  Judging by the traffic I see in model homes in my area, the buyers are certainly "out there".  Unfortunately, most are out there without an agent.

Kent.  In some areas of my market they would too.  However, this is Ashburn and Leesburg in Loudoun County which is a dynamic employment and real estate market.

Lenn there is a lot of value in new homes.  Loudoun county is a great place to live.  You can buy new homes for a fraction of the older homes in Fairfax county.  It is very attractive to own an energy efficient new homes, with a new roof, new energy efficent appliances, HVACs, thermal pane windows and, custom high tech wiring.  It just make sense.

James.  In Loudoun County, Eastern and Southern county areas are selling.  Northern and Western, not so good.
