It's OFFICIAL!  Help has come to the Property Management Group!  Starting tomorrow, October 12, 2009, we will have FOUR additional moderators!  They are:

They are your fellow colleagues here in the Rain and have come to help us get BOOSTED!  Why do we need promoting?  It's OUR Time!  Property Management has become a necessary service, just in time to handle the influx of structures appearing in the housing market!  Whether you manage commercial or residential, small or large portfolios, there is a need, and we share the commonality of it all!

We want our spot on Active Rain to SIZZLE!  It will with collective support from our voluntary team members and YOU!!  You can help by inviting others, posting regularly, and encouraging members with your comments!  All ideas are welcome!

The new moderators are a perfect fit, for they each bring perspectives from different scenarios.  They have each been invited to write a post sharing a little bit about themselves and what they'd like to see happen in the group!  Please encourage them, for we are in this together.

I am looking forward to the growth that is sure to show as a result of the involvement by our team moderators.  Their primary assignments will be to feature your posts, help with recruitment, monitor content that is not related to property management, and encourage participation!

LET'S ROLL PROPERTY MANAGEMENT!!!

I have been following all the comments on your property manager's blog for a while now and have a suggestion as to how property managers and Real Estate sales agents can help each other a little more.

As the owner of a growing credit bureau, we report all non-traditional payments like rent, phone, water, cable, insurance, day care, electric, personal loans, etc.

A lot of renters have thin credit files and can use the non traditional payments to build a payment history that FHA now accepts in decisioning a mortgage.

As a property manager, you can alert your tenants to this program, help them to build their credit and after (12) on time payments of any three of the listed payments your renter may be a good referral candidate to your sales department friends, who may get them qualified for an FHA mortgage and make a sale.

This program accomplishes several things. It turns some renters into buyers, but only if the program is promoted to the rentor's, by their property manager as most know nothing about the program and are resigned to just rent for the rest of their lives.

It promotes on time rent payments, in order to achieve the goal of home ownership.

It will foster more sales activity in the long run which is good for the real estate market place.

This is a win-win situation for all who touch on a real estate transaction, but it all starts with the kocal  property manager, who goes the extra mile and informs and encourages the renter to participate.

If i can be of assistance in any way, let me know.

Charles:  I see you are not a member of Active Rain.  If you would send me your email address, i can send you an invitation to join.... then you can post this information for all of us to read along with other posts.  I encourage you to send me an email today, join Active Rain AND our Property Management group.  You'd get much more exposure than writing directly to me!
